What It Is

Krishnapatnam Industrial Area, marketed as KRIS City, is a planned greenfield industrial hub located south of Krishnapatnam Port on India's east coast. Krishnapatnam node has been identified as a priority node in the state of Andhra Pradesh under Chennai Bengaluru Industrial Corridor (CBIC). Developed under the Chennai Bengaluru Industrial Corridor on the framework of PM Gati Shakti National Master Plan, KRIS City in Krishnapatnam is poised to become a hub of industrial innovation, with world-class infrastructure. The node is being developed by the National Industrial Corridor Development Corporation (NICDC) together with the Andhra Pradesh state government, and sits within the wider National Industrial Corridor Development Programme.

Who Is Building It

The project is run through a dedicated Special Purpose Vehicle. GoAP, NICDIT and APIIC entered into a State Support Agreement (SSA) and Shareholders' Agreement (SHA) on 29 November 2017, and a Special Purpose Vehicle called NICDIT Krishnapatnam Industrial City Development Ltd (NKICDL) was formed between NICDIT and APIIC on 7 August 2018, with equity participation of Central and State Governments to establish, promote and facilitate development of the node under CBIC. Under the SPV, NICDIT and APIIC each hold 50% equity.

In 2024, the SPV's role was widened. The mandate, earlier limited to Krishnapatnam, was expanded to Orvakal and Kopparthy through an SSA/SHA amendment dated 30 October 2024, and the existing SPV was subsequently renamed "AP Industrial Corridor Infrastructure Development Corporation" (APICDC). On the ground, land is being made available by the Andhra Pradesh Industrial Infrastructure Corporation (APIIC), while NICDC/NICDIT provides central funding and coordination.

Official Area, Villages and Districts

The node is split across two physical sites roughly 60–100 km apart. The site is spread across two sites located about 60km apart, and the north and south sites together admeasure approximately 14,200 acres as originally scoped.

The North Node was selected for Phase-1 Activation Area development to maximise the benefit of land already under ownership of APIIC, enabling early commencement of implementation.

Why It Exists

The node is designed to anchor export-oriented manufacturing around an existing deep-water port. The node is in the proximity of Krishnapatnam Port, offering locational benefits to export- and import-oriented industries tapping South Asian economic centres. Official planning documents describe an ambitious long-run jobs target: it was envisaged that around 1 million direct and indirect jobs will be generated by 2040 from sectors including food processing, automobile and auto components, textiles, chemicals, pharmaceuticals, electrical equipment and computer electronics/optical products.

For the currently sanctioned Phase 1, the government's own figures are more modest but still substantial: Krishnapatnam Node (2,006 acres) carries an investment potential of approximately ₹10,500 crore with employment generation of about 1 lakh jobs. The city-scale master plan goes further still: the plan allocates land sufficient to accommodate a population of about 467,800 workers and 291,000 residents over a 20-year time horizon.

Current Status (as of mid-2026)

Krishnapatnam has moved from planning into active construction. Key milestones logged in NICDC's own project dashboard include:

Independent trackers corroborate this picture: as of early 2026 the corridor is advancing toward operational readiness, with the Krishnapatnam node under construction and expected to deliver plug-and-play infrastructure by late 2026. A separate June 2025 review noted CEO-level pressure to keep the project moving: NICDC CEO & MD Rajat Kumar Saini emphasised the importance of fast-tracking land acquisition, timely execution of external infrastructure by the state government, and quality standards throughout implementation. On land acquisition, farmers had expressed concerns over livelihood losses, prompting the government to raise compensation from ₹5.99 lakh to ₹8 lakh per acre.

Headline Connectivity

The North site's core selling point is proximity to an operating deep-water port and the national highway grid. The North Node is connected to NH-16 through three different routes, mainly along State Highways with an undivided two-lane configuration, roughly 20–30 km away. Krishnapatnam Railway station is the closest station, only 15 km from the site, with Gudur Railway junction about 40 km away. The closest airport is Tirupati International Airport, within about 90 km, with Chennai airport within roughly 170 km; Krishnapatnam Port itself is the closest port, only about 10 km from the site.

Regionally, the node also draws on wider corridor investment: it stands to benefit from upgraded infrastructure and enhanced capacity at Krishnapatnam Port, which is being expanded under the Sagaramala Project as part of the Coastal Economic Zone. Krishnapatnam Node is also connected to major cities including Chennai, Bengaluru, Vijayawada/Amaravati and Anantapur via various National Highways linking the CBIC and VCIC corridors.

What Happens Next

The immediate focus is finishing Phase 1 trunk infrastructure. The EPC contract for Phase 1 infrastructure development, valued at ₹1,173 crore, has been awarded, with the phase scheduled for completion by February 2027. A separate 2025 report described Phase 1 as targeting 2,500 acres by February 2027, broadly consistent with the official timeline.

Beyond Phase 1, two things remain to be sequenced: the rest of the North Node's roughly 11,000-acre footprint (Phases 2 and 3), and the separate South (Kuppam, Chittoor district) site, which as of 2024 was still at the master-planning and clearance-tendering stage — a tender was floated for "Preparation of Detailed Master Plan and Preliminary Design Report for Roads & Services/Utilities for Kuppam Industrial Area in Chittoor District." The North Node is further subdivided into three phases based on timeline, with Phase 1 of the North Node planned to commence first, followed by the other North Node phases and subsequently the South Node. Investors should expect land-allotment norms and pricing to be finalised as each phase nears readiness, alongside continuing external-infrastructure work (roads, water, power) that the state government is separately responsible for delivering.
