What Is LDA IT City?

IT City, Lucknow, is a planned special economic zone and integrated township in Chak Gajaria along Sultanpur Road, developed to establish the city as a hub for information technology, innovation and urban growth, led by the Lucknow Development Authority with UPSIDA collaboration. It is being developed as a state-of-the-art integrated township under the Lucknow Smart City and UPSIDA framework, with dedicated zones for IT/ITES companies, residential areas, commercial spaces, and educational institutions. The scheme forms the anchor development inside the wider Chak Gajaria City (CG City) master plan on Sultanpur Road — the project is a part of the larger CG City (Chak Gajaria) development.

Origins & Purpose

In 2013 the Uttar Pradesh government decided to develop IT City, an IT institute, a modern medicity, an administrative training institute and a dairy processing plant on 846.49 acres of Chak Gajaria farm land, allotting 100 acres to the IT and Electronics department for IT City, 50 acres for an IT institute, 100 acres for a medicity, and smaller parcels for a super-specialty hospital, a dairy plant and an administrative institute. The project then stalled for several years before gaining renewed momentum after the Bharatiya Janata Party government led by Chief Minister Yogi Adityanath took office in March 2017, aligning the project with a broader push to complete legacy infrastructure through streamlined approvals and public-private partnerships. The underlying rationale has stayed consistent since the late 2000s: to position Lucknow as a viable destination for IT/ITES investment amid a wider push for industrial diversification, emphasising infrastructure for software exports and employment generation.

Who Is Building It

The IT City in Lucknow is being built on a PPP model by the UP government and HCL Technologies. Developed by HCL, the integrated technology campus spread across 100 acres is planned as a future-ready ecosystem that supports enterprise growth and talent development. The 100-acre IT SEZ is split into Core and Non-Core areas, with 60% reserved for IT/ITES development; of the 60-acre core area, 30 acres are for HCL's own unit and the remaining 30 acres — including 10 acres for a Skill Development Centre — can be subleased. Beyond the SEZ, LDA issued a formal tender for developing the wider IT City in February 2025, confirmed by CM Yogi Adityanath's adviser Awanish K Awasthi, with a bid submission deadline of 5 March 2025.

Official Area, Villages & District

Reported figures for the project's land base vary depending on which layer is being described, and no single official notification consolidating one final area for the entire scheme was found. What is documented:

• The original HCL IT/ITES SEZ core is 100 acres.
• LDA has banned the buying and selling of land in the Phase-1 land-pooling area, which covers 686.66 hectares.
• The 11 villages under land pooling — Rakibabad, Sonai, Kajehra, Bhatwara, Moharikhurd, Sikandarpur Amolia, Bakkas, Pahadnagar Tikaria, Siddhpura, Parheta and Khujaili — all lie in the Mohanlalganj tehsil of Lucknow district. Private land transactions in 10 of these villages are currently restricted by the UP government.

Wider media and industry guides put the total township footprint anywhere from roughly 2,660 acres to about 3,490 acres, and property-guide sources describe the project as having evolved into a massive 2,660-acre integrated township by early 2026 under the broader CG City umbrella. Treat these larger totals as approximate and evolving until a single consolidated notification is published.

Current Status (as of July 2026)

In the first phase, LDA allotted 549 developed residential plots to farmers and landowners through a lottery on 10 March 2026 at the Mars auditorium of Indira Gandhi Pratishthan, giving priority to those who had completed land pooling by 31 January 2026, under a consent-based model in which farmers receive 25% of the developed land back as residential plots. Plots were distributed across Sectors 15, 16, 17, 18 and 30, in six plot sizes ranging from 35 to 288 square metres. A second-phase lottery followed on 22 May 2026, allotting a further 415 plots to farmers who had participated in the Land Pooling Scheme, again held at the Pluto Auditorium of Indira Gandhi Pratishthan. The latest official layout, dated 7 March 2026, divides the township into 31 numbered sectors served by a road hierarchy running from 100-metre master-plan corridors down to 9-metre internal service roads. Buying and selling in the wider scheme had not been formally stopped as of the latest reporting, though restrictions may apply once further official notification is issued, and public registration for general buyers beyond the land-pooling farmers was still awaited.

Headline Connectivity

LDA IT City sits on Sultanpur Road (NH-731), between the Sultanpur national highway and the 150-metre-wide Kisan Path outer ring road, roughly 15 minutes from Chaudhary Charan Singh International Airport via Amar Shaheed Path. It is also well-connected through expressways, with proximity to the Lucknow Metro's expanding network. The site is close to the Phoenix Palassio Mall and the International Cricket Stadium within the wider CG City scheme.

What Happens Next

Industry trackers expect the next IT City land-pooling and plot-allotment round in late 2026 or early 2027, at a similar plot count to the first two rounds. LDA has also been running large commercial-land auctions inside the wider CG City scheme: Lucknow Metro bought 86 acres of plotted land there, and LDA's first major commercial auction inside CG City raised ₹425 crore. A dedicated e-auction portal has since been opened for CG City properties worth more than ₹2,500 crore. Public registration for non-farmer buyers of IT City residential plots remains pending; LDA has indicated it will announce this through its official channels once the general allotment window opens.
