What It Is

Meerut New Township is MEDA's flagship greenfield project at Mohiuddinpur on Delhi Road, promoted as Uttar Pradesh's first Integrated Transit-Oriented Development (TOD) township, being developed by MEDA on 294 hectares in Mohiuddinpur along Delhi Road, following a mixed-use model with residential, commercial, and industrial activities on different floors of the same buildings. The project is carried out in 31 sectors across two phases, and is designed to offer plots for all income groups — EWS, LIG, MIG, and HIG — for inclusive development.

Planning documents circulating in local press describe an eventual mix of housing, an IT/office zone, a medical college and consolidated government offices, though these remain proposals rather than confirmed, notified components.

Who Is Building It, and Why

The township is being built by the Meerut Development Authority (MEDA) under the state's Chief Minister's Urban Extension Scheme, which provides seed funding to development authorities for new townships. State budget coverage notes that Meerut is getting a new housing scheme after roughly 35 years, alongside similar first-in-decades schemes in Agra and Lucknow and a first industrial scheme in Bulandshahr, reflecting the scale of pent-up housing demand the project is meant to address for Meerut and the wider NCR periphery.

Officials have pitched it as a model for absorbing NCR overspill demand along the Delhi–Meerut corridor, generating employment, and modernising Meerut's urban form through mixed-use, transit-linked design rather than conventional single-use colonies.

Official Area, Villages and District

The township sits entirely within Meerut district, Uttar Pradesh, and is being assembled from four villages along Delhi Road: Mohiuddinpur, Chhajupur, Ikla and Kayastha Gaongri, adjoining the Ghaziabad border. Land-acquisition figures reported by MEDA in April 2026 show the purchase happening in two stages: 46 hectares in Mohiuddinpur bought for ₹418 crore and 21 hectares in Chhajupur for ₹81 crore in the first stage; 81 hectares in Daulatpur Fakhrabad, alias Kayastha Gaongri, bought for ₹587 crore in the second stage — together over 150 hectares for ₹1,086 crore, with fencing already done on the acquired plots. MEDA has indicated that roughly 144 hectares of additional land is still to be acquired to complete the full footprint.

Total planned area across both phases is consistently reported at 294 hectares (some earlier releases round this to 295–300 ha); a separate report on the Ikla–Kayastha Gaongri stretch alone put that portion at about 152.78 hectares, underlining that exact parcel-level figures have shifted slightly as acquisition has progressed.

Current Status (as of July 2026)

The project has moved from announcement to active execution but is not yet at the plot-sale stage:

• Foundation laid: Chief Minister Yogi Adityanath formally laid the foundation stone for the township in Mohiuddinpur in 2025, at which point the TOD township was described as spanning 294 hectares on Delhi Road, with 122 hectares already purchased, backed by an interest-free state loan of ₹1,258 crore (₹809 crore already disbursed) against an estimated land-purchase cost of about ₹2,516 crore.
• Survey and layout: A drone survey for the township has been completed, and a detailed layout plan is now being prepared based on it.
• Consultant appointment: In April 2026, MEDA invited applications for a Project Management Consultant to design the layout and internal development, holding a pre-bid meeting so firms could present proposals for building the township to international standards, with detailed planning keyed to projected 2050 needs.
• Land buying continues: As of April 2026, MEDA had purchased just over 150 hectares of the roughly 294-hectare footprint, with about 144 hectares still to be acquired.
• Plot launch target slipping: Officials had earlier targeted plot sales by Diwali 2025, but by mid-2026 reports still describe the goal as launching the township's first two blocks by Diwali, indicating the timeline has moved rather than been met.

No RERA registration, notified layout plan, or confirmed allotment date had been publicly issued as of July 2026.

Headline Connectivity

The site's main locational advantage is its position on Delhi Road (NH-58) close to Meerut's rapid-transit and expressway infrastructure:

• RRTS (Namo Bharat): The township is only about 1.5 km from the Meerut South (Bhoodbaral) RRTS station on the Delhi–Ghaziabad–Meerut corridor. That corridor is an 82.15 km semi-high-speed rail line connecting Delhi, Ghaziabad and Meerut, and the Meerut South station is one of the points where RRTS and Meerut Metro services are integrated.
• Delhi–Meerut Expressway: The township lies near this 96 km controlled-access expressway connecting Delhi and Meerut, which once fully operational was meant to let commuters reach Meerut in 45 to 60 minutes from Delhi.
• Delhi Road / NH-58: Direct frontage on Delhi Road gives the site immediate road access toward Ghaziabad and onward to Delhi–NCR.

What Happens Next

Three tracks are running in parallel and will determine how quickly the township becomes real for buyers:

1. Consultant and layout finalisation — MEDA is selecting a Project Management Consultant to convert the drone-survey data into a sector-wise layout plan before any formal scheme notification or plot booking can open.
2. Remaining land acquisition — with roughly half the planned area still to be purchased, particularly in Ikla and parts of Kayastha Gaongri, the pace of farmer agreements will directly affect how soon internal roads and services can start.
3. Phased sector launch — MEDA's stated near-term goal is to complete infrastructure in the first two sectors and open plot sales there, before the rest of the 31-sector, two-phase township is rolled out over subsequent years; a long-range completion horizon extending toward 2031 has been mentioned in some local reports but is not yet an official MEDA target date.

Prospective buyers and residents of the affected villages should treat any current claims about plot prices, RERA numbers, or fixed possession dates as unconfirmed until MEDA issues a formal scheme notification.
