What Global City Gurugram Is

Global City (also called Global City Gurugram or Global City Gurgaon) is a government-led, mixed-use township project on the western edge of Gurugram, Haryana. It is a landmark mixed land use township project being developed by the Haryana State Industrial and Infrastructure Development Corporation Limited (HSIIDC), a 100% State owned Infrastructure Development agency of the Government of Haryana, in Gurugram.

Global City is a mixed land use township conceived as a 'City within a City' with inspiring workspaces and bespoke city-centric living, visualised to tap the potential of Gurugram as a hub for the service industry, and positioned as the Central Business District (CBD) of the National Capital Region. The city carries a global Floor Area Ratio (FAR) of 3.0 across the project, offering developers and investors mixed land-use parcels with flexibility in planning and implementation for commercial, residential and institutional uses.

Who Is Building It

HSIIDC — a fully state-owned infrastructure development organisation of the Haryana government — is building the mixed-use township project known as The Global City. HSIIDC is also implementing other flagship infrastructure projects such as the Western Peripheral Expressway (KMP Expressway) and an Integrated Multi-Modal Logistics Hub, alongside Global City.

HSIIDC's role is that of master developer: it acquires and services the land, builds trunk infrastructure (roads, drainage, power, water), and then auctions individual mixed-use, residential, commercial and institutional plots to private developers and investors. Multiple private developers — including large national names — have shown interest in the project's plot auctions, though final allotments should always be verified directly with HSIIDC rather than assumed from marketing material.

HSIIDC has committed to operating and maintaining Global City until December 31, 2033, at no extra cost to allottees, after which maintenance charges will be collected from allottees based on actual operation and maintenance costs.

Official Location and Notified Area

The Global City is strategically located over more than 1,000 acres of land and spreads across parts of Sectors 36, 36B, 37 and 37B of Gurugram. HSIIDC's own materials give a more precise figure: the city is planned on 1002.36 acres of land with 12.88 million square metres of built-up area, including office spaces, residential towers, hospitals, hotels, exhibition-cum-convention centres, and retail.

Note that secondary real-estate sources sometimes quote slightly different figures — for example some cite an area of 1080 acres, positioning it as a significant hub for the Delhi-Mumbai Industrial Corridor in Haryana — so treat the ~1,002-acre HSIIDC figure as the more authoritative baseline pending any fresh official notification.

The eight-lane Dwarka Expressway (Northern Peripheral Road) and Pataudi Road provide direct access to the site. The project falls within Gurugram district, Haryana, under HSIIDC's jurisdiction rather than the general municipal/HSVP town-planning route used for most Gurugram sectors.

Why It Exists

Gurugram has grown organically over four decades into an IT/services and corporate hub, but largely without a single planned central business core comparable to Lower Manhattan, Marina Bay or Business Bay. Global City is positioned as the Central Business District (CBD) of the National Capital Region, with aspirations for a business environment with world-class infrastructure and high quality of life, intended to emerge as a role model for township development in India and a driving force of Haryana's economy.

Gurugram is already home to over 250 Fortune 500 companies and ranks as India's third-largest unicorn hub, and the Global City is designed to build on that existing foundation and scale it to an entirely new level. Officials have repeatedly compared the ambition to Singapore and Dubai's planned financial districts, reflecting a state-government push to create a single, state-controlled, professionally master-planned commercial core rather than continued piecemeal private-sector-led sector development.

Current Status (as of mid-2026)

Construction has moved from announcement to physical execution. The Haryana government has started work on Phase 1 of the Global City project in Gurugram, which will include residential and commercial spaces with modern infrastructure; the first phase will be completed by December 2026 and will cost ₹940 crore, and will cover 1,000 acres overall featuring commercial towers, offices, retail spaces, hospitals, schools, and a transportation system.

The first phase covers 587 acres and focuses on roads, drainage systems, underground utility corridors, power supply infrastructure, and a 350-million-litre water reservoir; a ₹940 crore tender has been awarded and construction is actively underway, with roughly 20% of Phase 1 work complete as of early 2026, and Chief Minister Nayab Singh Saini has confirmed a December 2026 target for Phase 1 completion.

The detailed Phase 1 scope includes thirteen kilometres of interior roads, an 82-acre landscape, a 26-kilometre storm water drain network, an 11.96-kilometre potable water network, a 12-kilometre recycled water pipeline, and a 10-kilometre utility tunnel.

On the plot-allotment side, HSIIDC has run land auctions for Global City parcels: HSIIDC invited bids for four mixed-use plots on its Global City project in Gurugram, measuring 172.76 acres in total, to be auctioned for commercial and residential development in the 1,000-acre township coming up in sectors 36B, 37A and 37B opposite the Dwarka Expressway.

Separately, in mid-2026 reports emerged of a proposal for a landmark supertall tower within the project. HSIIDC has identified a 6.7-acre plot within the proposed 1,000-acre Global City development where a mixed-use tower between 620 metres and 700 metres in height is being planned — if built, this would become the tallest building in India by a considerable margin. However, as of early 2026 the project for India's tallest building is still at the proposal and Request for Proposal (RFP) stage, with the bidding process not yet commenced and consultants yet to be appointed. Final specifications and plans for the tower are yet to be announced.

Headline Connectivity

The Global City is spread across portions of Gurugram's Sectors 36, 36B, 37 and 37B, with the eight-lane Dwarka Expressway (Northern Peripheral Road) and Pataudi Road providing direct access. The Dwarka Expressway itself connects the site to NH-48 and onward to Delhi's IGI Airport and South Delhi.

For internal mobility, plans point to a multi-modal transit system: the Phase 1 infrastructure list includes 6 MRTS stations on an internal loop, alongside 125+ acres dedicated to green belts citywide and a 350-million-litre 'Aqua Sponge' freshwater reserve. Separately, a large road-infrastructure upgrade is underway nearby: in early March 2026, NHAI announced a ₹923-crore underground trumpet interchange near the Pataudi Road junction on the Dwarka Expressway, intended as a defining piece of infrastructure for the project's ambition.

What Happens Next

The near-term milestone is Phase 1 completion. Chief Minister Nayab Singh Saini has officially confirmed a December 2026 target for Phase 1 completion. Once trunk infrastructure (roads, drainage, water, power, utility tunnel) is in place across the 587-acre first phase, allotted developers are expected to begin vertical construction of residential towers, institutional buildings, parks, schools and commercial space.

Beyond Phase 1, HSIIDC has signalled further stages of planning and plot auctions for the remaining land within the ~1,002-acre envelope, with full build-out targeted for 2035. The proposed India's-tallest-tower component remains at an early, pre-bid planning stage and its timeline will run on a separate, longer track from the core township infrastructure. Prospective buyers and investors should treat any acreage, jobs, population or investment figures beyond HSIIDC's own official releases as indicative estimates from secondary sources rather than confirmed government data, and should verify specific plot allotments and RERA registrations directly with HSIIDC and Haryana RERA before transacting.
