What is Japan City?

Japan City is the working name for a dedicated Japanese industrial and residential zone that YEIDA plans to develop in Sector 5A along the Yamuna Expressway, close to the new Noida International Airport at Jewar. YEIDA's Japanese City is a planned 500-acre integrated industrial cluster in Sector 5A of the Yamuna Expressway Industrial Development Authority region near Greater Noida, Uttar Pradesh. The proposed Japanese City will offer industrial, commercial and residential facilities for Japanese companies and citizens, forming part of Uttar Pradesh's efforts to deepen investment and technology ties with Japan.

The concept has been described by officials as similar to an existing successful model: YEIDA is actively looking into development of a dedicated Japanese Industrial City, similar to the very successful Neemrana Japanese Industrial Park, Rajasthan.

Who is building it, and how big is it?

YEIDA is the nodal authority. The project has been discussed under slightly different footprints at different times, so figures should be read as evolving rather than final. In 2024, officials said the 'Japanese City' will come up in Sector 5A off the Yamuna Way, where 395 hectares are being acquired, while 'Korean City' will be set up on 365 hectares in Sector 4A which is around 10 km from the Noida International Airport.

That 395-hectare figure was repeated through early 2026: the proposed industrial city is planned over 395 hectares in the Yamuna Expressway region. However, at the UP-Japan Investment Meet in August 2026, the Chief Minister described a smaller, more specific footprint: Uttar Pradesh Chief Minister Yogi Adityanath has announced plans to develop a dedicated Japanese City across around 500 acres at Sector 5A of the Yamuna Expressway Industrial Development Authority (YEIDA). Readers should treat 500 acres as the most current figure (August 2026) and 395 hectares as the earlier, larger acquisition target — no single authoritative final area has been notified as of this writing.

On cost, officials had earlier put a combined price tag on the twin Japanese and Korean projects: the Japanese city will be developed in Sector 5A of the expressway, while the Korean city will be established in Sector 4A. The development of these cities is expected to cost Rs 2,544 crore.

Villages, districts and land acquisition

Sector 5A sits within YEIDA's jurisdiction in Gautam Buddh Nagar district. YEIDA's wider land bank stretches much further: it has 58,397 hectares notified — identified for planned development — in 131 villages of Gautam Budh Nagar and 40 villages of Bulandshahr, 34,291 hectares in Aligarh, 88,968 hectares in Hathras, 75,751 hectares in Mathura, and 11,455 hectares in Agra.

Sector 5A is one of several new sectors — alongside 4A, 5, 6, 7, 8, 8D, 9, 10 and 11 — where YEIDA has been acquiring land for a broader ~6,000-hectare urban expansion. CEO Arun Vir Singh said the authority will acquire land from 40 villages through different methods including direct purchase from farmers and also by using the Act 2013. Villages named in that wider 40-village programme include Rabupura (994 hectares), Tirthali (479 hectares), Karauli Bangar (250 hectares), Muradgarhi (336 hectares), Tappal-Bajna (771 hectares), Mudrah (290 hectares), and Kallupura (218 hectares) — though a village-by-village breakdown specific to Sector 5A alone is not separately published. As of mid-2025, YEIDA reported that it had acquired over 5,200 acres of land in the past five years to support development near the airport, and announced plans to expand its land bank for sectors 4A, 5, 5A and 11. It aimed to buy more directly from landowners: the authority aims to purchase an additional 5,000 acres directly from around 2,000 farmers through a voluntary sale process, with the land acquisition process ongoing.

Why does Japan City exist?

The project is UP's attempt to replicate a proven foreign-investment model close to a new international airport. Officials have explained the industrial rationale directly: the electronic hubs would have firms manufacturing chips, AI equipment, semiconductors and cameras, and are being planned to be self-sufficient, with provisions for housing, schools, hospitals and other essential amenities for the Japanese and Korean citizens staying there.

To shape the plan around actual investor needs, YEIDA engaged Japanese trade officials directly: Yeida held a key meeting with Japanese entrepreneurs in Delhi in collaboration with the Japan External Trade Organization (JETRO), during which representatives of Japanese companies were invited to share their suggestions on how the proposed Japanese City should be developed. Proximity to the new airport is a deliberate part of the pitch: YEIDA's CEO said the two new cities will be developed in the vicinity of Noida International Airport, which is expected to boost these projects in terms of connectivity.

Current status (as of September 2026)

Japan City remains a planning and land-assembly stage project — no construction, plot scheme or occupancy has been reported for Sector 5A itself. What has moved forward is a set of Japanese-linked manufacturing commitments elsewhere within the wider YEIDA area, announced at the UP-Japan Investment Meet in August 2026: CM Adityanath laid the foundation for Escorts Kubota Limited's proposed manufacturing facility in YEIDA's Sector 10, allotted 154 acres for the project, involving investment of around Rs 2,029 crore and expected to create approximately 4,000 jobs, planned to produce about 60,000 tractors annually. Alongside this, a virtual groundbreaking ceremony was also held for Spark Minda Group's manufacturing projects in YEIDA Sectors 10 and 24, with an investment of around Rs 1,166 crore, expected to generate about 6,440 jobs and manufacture nearly two million units.

These are separate allotted plots in Sectors 10 and 24 — not inside the Sector 5A Japan City footprint itself — but they are presented by the state as part of the same Japan-investment push that Japan City is meant to anchor. Broader financing for YEIDA's new-sector expansion (which includes 5A) has come partly from state loans: to finance the land acquisition process, YEIDA has secured approximately ₹3,300 crore in interest-free loans.

Connectivity

The site's core locational advantage is the Yamuna Expressway and the newly opened Jewar airport. Noida Jewar International Airport, the airport most people still call Jewar, opened for commercial flights on 15 June 2026. The airport is spread over 5,000 hectares and aims to be one of the biggest in the country once fully operational; the site is just 700 metres from the Yamuna Expressway, ensuring smooth and signal-free travel.

Road access runs via the six-lane expressway: the 165-km, 6-lane Yamuna Expressway is the primary artery linking Jewar Airport to Delhi, Noida, Greater Noida, Mathura, and Agra. From nearby Greater Noida, travel is quick: a test run on this route in April 2026 clocked 38 minutes from Pari Chowk to the terminal.

Future mass-transit links are still under construction, not operational. The Noida Metro Aqua Line extension from Sector 142 to the airport has its DPR finalised but construction has not started, with earliest realistic completion in 2028. A regional rail link is also planned: the Ghaziabad to Jewar RRTS is a 71.1 km, 11-station, Rs 16,000 crore project targeted for 2031. A dedicated last-mile link has also been proposed: a pod taxi — a 14.5 km link with 12 stations from Noida Film City to the airport — has been proposed by YEIDA. Separately, road connectivity to the wider NCR grid was strengthened via a 25-km road connecting GT Road (NH-91) with the Noida International Airport at Jewar, boosting connectivity between Bulandshahr and Jewar.

What happens next

For Japan City to move from announcement to reality, three things need to happen and are being tracked: completion of land acquisition in Sector 5A (part of the broader multi-sector acquisition drive covering 4A, 5, 5A, 6, 7, 8, 8D, 9, 10 and 11); notification of a specific layout/master plan for the sector; and conversion of investor interest generated through JETRO and the UP-Japan Investment Meet into actual land allotments inside the zone. Yeida has announced plans to expand its land bank for the development of four new sectors — 4A, 5, 5A, and 11 — and aims to purchase an additional 5,000 acres directly from around 2,000 farmers through a voluntary sale process. Investors and residents should watch for a formal YEIDA plot scheme announcement for Sector 5A — the mechanism used for other sectors — as the next concrete milestone, since none has been published for this zone as of September 2026.
