What is New Noida (DNGIR)?
New Noida is the popular name for the Dadri-Noida-Ghaziabad Investment Region (DNGIR), a new planned city and industrial region coming up east of the existing Noida-Greater Noida belt. It is a government master-planned urban project officially notified on October 18, 2024, spread across 84 villages in Gautam Budh Nagar and Bulandshahr. It spans 209.11 sq km across 80 villages in Gautam Budh Nagar and Bulandshahr, and the project will be executed in four phases, with the first phase targeting 3,165 hectares by 2027.
The DNGIR label is not new — the corridor was originally identified as an investment zone years before the 2024 master-plan notification. The state government notified 80 villages in this area as a special investment zone under the UP Industrial Region Development Act 1976, with the Dadri-Ghaziabad-Noida investment region identified as one of seven investment regions in the Delhi Mumbai Industrial Corridor (DMIC). The 2024 notification and subsequent master plan gave that older designation a concrete boundary, phasing and lead implementing agency.
Who is building it
The Noida Authority is the lead agency executing DNGIR on the ground, distinct from the original 2017 arrangement. The authorities entrusted the School of Planning and Architecture with drafting the plan, and the Noida Authority has been entrusted to develop this region from the ground up. Drafting work was not without friction: the School of Planning and Architecture (SPA) was responsible for preparing the 2041 master plan of DNGIR, but given technical glitches, another agency took over and completed the master plan.
Since the plan's approval, the Noida Authority board has been the decision-making body for compensation and rollout. The Noida Authority approved compensation rates for land across the villages in Greater Noida and Bulandshahr on par with those offered by the Yamuna Authority, with the issue resolved during the Noida Authority's 222nd Board Meeting.
Notified area, districts and villages
DNGIR's footprint spans two districts. New Noida covers 209.11 sq km across 84 villages, with 63 in Bulandshahr and 21 in Gautam Budh Nagar, notified on 18 October 2024. Some earlier official summaries cited a slightly different village split — the new urban hub was described as spanning about 20 villages in Gautam Budh Nagar and 60 in Bulandshahr — so exact village counts have varied slightly across releases as the boundary was finalised.
Within this footprint, existing industrial areas are carved out or integrated rather than duplicated: Sikandrabad town in Bulandshahr district is not part of the DNGIR planning area, though the planning area includes parts of Sikandrabad Industrial Area I and Sikandrabad Industrial Area II.
Why this region exists
DNGIR is a response to land scarcity in the existing Noida-Greater Noida footprint and to national manufacturing-corridor policy. This expansion initiative is primarily a response to the saturation currently experienced in Noida, which has limited further growth opportunities.
It also sits inside a larger national infrastructure programme. The project is part of the Delhi-Mumbai Industrial Corridor (DMIC), a central government initiative to boost manufacturing in the NCR, and with India's push toward manufacturing and logistics hubs near airports, DNGIR sits at a strategic intersection. Planners intend a mixed but industry-heavy economy: the Noida Authority plans a Special Economic Zone under the project to attract industrial units, including industrial estates, agro-based industries, food processing zones, skill development centres, knowledge hubs, logistics hubs and integrated townships.

DNGIR remains a pre-development, land-acquisition-stage project. There are no flats to buy here yet — this is a land-and-future story, not a residential market in the conventional sense.
Acquisition activity is now live for the first tranche of villages. The Noida Authority is beginning land acquisition for DNGIR in August, marking the next stage in development of the proposed smart city and industrial hub, initially covering 37 villages, including 13 in Gautam Budh Nagar and 24 in Bulandshahr. Ground-level work has started with revenue staff: revenue staff, including lekhpals, are undertaking detailed field surveys to verify land ownership records, co-ownership details, inheritance claims, and existing land use, alongside physical verification of boundaries, agricultural activity, structures, roads, and other assets.
A compensation benchmark has been fixed to unlock consent-based acquisition. The Noida Authority fixed the land acquisition compensation at ₹4,300 per sq m, aligning it with the revised rates adopted by the Yamuna Authority for areas surrounding the Noida International Airport project. An allocation of ₹800 crore has been earmarked for the first phase of land acquisition, while an earlier state budget round had set aside a larger sum: the Noida Authority earmarked Rs 1,000 crore for acquisition of land for the area to be known as 'New Noida.' During the survey window, the sale and purchase of land in the identified villages will be restricted. Infrastructure works — roads, drainage, sewage, power, water — are explicitly sequenced to follow, not precede, acquisition: infrastructure development will begin only after land acquisition is completed, with the master plan including roads, drainage networks, sewage systems, power infrastructure and water supply pipelines before industrial and commercial plots are allotted.
Land use plan
The master plan sets aside the largest single share of land for industry, reflecting DNGIR's manufacturing-and-logistics mandate. The DNGIR Master Plan 2041 allocates 40% for industrial use, 13% for residential, and 18% for green spaces. A planned population target has also been floated: the scale includes 20,000+ hectares of land, 84 villages, a planned population of six lakh, and a four-zone development framework (South, East, West, North) with dedicated industrial clusters in each.
Headline connectivity
DNGIR's biggest near-term infrastructure boost is a new expressway link tying it into the Jewar airport corridor. The Uttar Pradesh Cabinet has approved a 74-kilometre link expressway to provide direct connectivity between the Noida International Airport in Jewar and the Ganga Expressway, a move expected to significantly improve regional connectivity and boost the development of New Noida. Of the total 74-km stretch, around 20 km will pass through the Bulandshahr region near New Noida, and authorities are also planning to construct a rotary along this route to provide convenient access for residents of the upcoming township.
Once built, the link is designed to tie together most of the region's major highways. Once completed, it will provide direct access to major routes including the Ganga Expressway, Yamuna Expressway, Agra-Lucknow Expressway, Noida-Greater Noida Expressway and Jewar Airport. Local roads inside the notified area are also due for upgrades: several existing roads in the area are expected to be widened from 18 metres to 24 metres to handle future traffic.
The wider context is the March 2026 opening of the airport itself. Noida International Airport (DXN), located in Jewar, was officially inaugurated on March 28, 2026, with commercial domestic operations scheduled to commence in mid-April 2026, launching with 10 high-demand routes. Longer term, the plan also references freight-corridor linkages: New Noida will have zones dedicated to different industries connected via the Western and Eastern Dedicated Freight Corridors.
What happens next
The near-term milestone is completion of Phase 1 field surveys and consent-based acquisition across the first 37 villages, targeted for substantial progress by 2027.
