What it is
The Rajpura-Patiala IMC (also referred to as the Rajpura-Patiala Integrated Manufacturing Cluster, or IMC Rajpura Patiala) is one of the greenfield industrial nodes sanctioned under India's National Industrial Corridor Development Programme (NICDP). The Rajpura-Patiala IMC, spanning 1,099 acres, is strategically located at the junction of NH-44 and NH-64, ensuring seamless connectivity to Chandigarh, Mohali, Ludhiana, and Ambala. The project plays a vital role in the Amritsar-Kolkata Industrial Corridor (AKIC), which strengthens India's National Industrial Corridor Development Program. This cluster stands out as a self-contained industrial ecosystem.
Unlike a residential township or Special Investment Region, the IMC is designed primarily as ready-to-use industrial and logistics land — a "plug-and-play" manufacturing base — with supporting commercial, institutional and utility space built around it.
Who is building it
The project is a joint effort of the Government of India and the Government of Punjab, executed through a dedicated Special Purpose Vehicle. A unique 50:50 joint venture between the Central and Punjab governments manages this investment through a Special Purpose Vehicle (SPV). This partnership ensures smooth project execution while meeting both regional and national goals. The SPV, NICDC Punjab Industrial Corridor Development Corporation Limited, SPV was incorporated 30th December, 2022, sits under the National Industrial Corridor Development Corporation (NICDC), the nodal agency for the wider programme. National Industrial Corridor Development Corporation (NICDC) is the nodal agency managing the programme.
Formal government-to-government steps have included: SSA/SHA for the project has been executed on 19th Sep, 2022, and CCEA approval received on 28th Aug, 2024.
Location, official area and land
Just 11 km from Rajpura, 24 km from Patiala and 54 Km from Chandigarh, the site holds an investment potential of ₹7,500 crore and is expected to generate over 64,000 jobs. The site falls in Rajpura tehsil of Patiala district, Punjab.
According to the project's own technical documentation, the total land area of 1,098.85 acres designated for the IMC is under the ownership of PUDA (Punjab Urban Planning and Development Authority). The project site falls under the Local Planning Area (LPA) of Patiala and Rajpura. The land use of the five villages surrounding the IMC boundary has been officially declared as industrial under the development plans prepared by the Punjab Urban Planning and Development Authority (PUDA). The site is free of cultivation and tree cover, with some portions falling under seasonal water bodies and drains. Three high-tension (HT) power lines pass through the site.
On funding progress, the Delivery Monitoring Unit's own status note records that State Govt. has confirmed the availability of 1,098 Acre land for the project, of which 610-acre land transferred by State govt. to the project SPV so far, as tracked in the report dated 31 May 2026.
Why it exists
The IMC was conceived as part of a nationwide push to build export-oriented manufacturing hubs along India's industrial corridors. India to soon have a grand necklace of industrial smart cities on the backbone of golden quadrilateral with the union cabinet chaired by Prime Minister Narendra Modi on Wednesday approving 12 world-class greenfield industrial smart cities under National Industrial Corridor Development Programme. Overall, these industrial areas will be located in Khurpia in Uttrakhand, Rajpura-Patiala in Punjab, Dighi in Maharashtra, Palakkad in Kerala, Agra and Prayagraj in Uttar Pradesh, Gaya in Bihar, Zaheerabad in Telangana, Orvakal and Kopparthy in Andhra Pradesh. These industrial nodes will act as catalysts for achieving $2 trillion in exports by 2030, reflecting the government's vision of a self-reliant and globally competitive India.
For Rajpura specifically, the pitch centres on its logistics position — a highway junction town roughly midway between Delhi and Amritsar — and on diversifying Punjab's economy beyond agriculture into manufacturing. The IMC primarily attracts investments in electronics systems design manufacturing (ESDM), fabricated metal products, and chemicals.
Current status (as of mid-2026)
The project has moved from approvals into early construction. Key milestones on record:
- The project proposal has been recommended by NICDIT during the meeting held on 8th June, 2022.
- EC for the project has been granted on 20th May, 2025 by SEIAA, Punjab.
- Out of the total site area of 1,098.85 acres, approximately 660.71 acres (60.13%) have been allocated for industrial and logistics purposes. Around 78.04 acres (7.11%) are dedicated to commercial and support infrastructure, while 36.4 acres (3.31%) are reserved for services and utilities, per the detailed master plan.
- 2nd call EPC tender floated on 16th Jul, 2025 and LoA issued to M/s Ramky Infrastructure Ltd. on 10th Dec 2025 by the SPV.
- Kick-off meeting held with EPC Contractor on 13th February 2026. Site establishment, Clearing & grubbing, design & drawings, Site survey work in progress.
This means the IMC is at the site-preparation and early civil-works stage, not yet operational — no plots have been reported as handed over for commercial production as of this status (per NICDC's Delivery Monitoring Unit report dated 31 May 2026).
Locally, related infrastructure is also being notified: Punjab's development authorities have issued notices on approach-road connectivity to the site. Notification regarding 150 feet wide road connecting to IMC under AKIC corridor project as per lay out of the site in the area of Tehsil Rajpura, District Patiala.
Headline connectivity
The site's core advantage is its highway position. The Rajpura-Patiala IMC, spanning 1,099 acres, is strategically located at the junction of NH-44 and NH-64, ensuring seamless connectivity to Chandigarh, Mohali, Ludhiana, and Ambala.
Beyond the highway junction, the wider Rajpura town already functions as a rail and road gateway into Punjab: Rajpura Junction is the first Railway Junction in Punjab while coming from Delhi side. The rail lines are diverted from here to 2 major lines catering to Punjab. One is to Amritsar and Jammu & Kashmir; and the other towards Patiala, Bathinda and Rajasthan. The nearest major airport is Chandigarh Airport (IXC / VICG). This airport has domestic flights from Chandigarh and is 28.13 km from the center of Rajpura via NH 7 and NH 205A.
The IMC also sits on the alignment of a much larger freight corridor. The Government of India is developing Amritsar Kolkata Industrial Corridor (AKIC) along the alignment of the Eastern Dedicated Freight Corridor (EDFC), traversing a route length of 1,839 km in six states. EDFC has been considered as the backbone for AKIC.
What happens next
With the EPC contractor now on board and site works started, the near-term milestones to watch are completion of internal roads, drainage and utility trunk infrastructure, followed by formal allotment of industrial plots to investors. NICDC's own master-planning documents project the cluster reaching substantial scale within a few years of construction start: The Industrial Manufacturing Cluster (IMC) at Rajpura–Patiala is projected to generate substantial employment and attract a significant resident population. By the year 2029, when the IMC is expected to be fully operational, the total projected population within the cluster will be approximately 54,439. This comprises an estimated 31,367 industrial workforce (direct and indirect employment), 14,880 non-industrial working population and their dependants.
Investors should treat any land-rate or plot-size figures circulating outside official NICDC/PUDA/SPV channels with caution until the SPV publishes its own allotment policy and rate card; NICDC directs investment queries to its official contact channel rather than third-party listings.
