Eco City-3, New Chandigarh: Planned Township by GMADA

Eco City-3—also called Eco City III or Eco City Phase III—is a GMADA-led residential and commercial development in New Chandigarh, near Mullanpur. As of October 2026, land acquisition awards and environmental clearance have advanced the project, but it remains a development scheme rather than a completed township.

What Eco City-3 is

Eco City-3 is a planned township scheme within New Chandigarh, not an already completed neighbourhood. GMADA’s planning material describes it as a residential project adjoining Eco City-2. More recent project coverage describes residential and commercial development. The names Eco City III and Eco City Phase III are also used for the scheme.

Authority, area and villages

GMADA, the Punjab government’s area development authority, is responsible for the scheme. Its Award No. 595, dated 24 December 2025, concerns setting up Eco City-3 in accordance with the New Chandigarh master plan. GMADA records report 713.375 acres acquired for the scheme; later coverage rounds the project to about 716 acres. These figures refer to different reporting descriptions and should not be treated as an identical boundary measurement.

The nine villages reported for the project are Rasulpur, Salamatpur, Dhode Majra, Takipur, Rajgarh, Majra, Kartarpur, Kansala and Hoshiarpur, in S.A.S. Nagar district. The village names identify the project area, not every parcel within each village.

Why the scheme was proposed

GMADA’s planning agenda says the scheme is intended to provide planned housing and commercial sites in line with the approved master plan. The authority also cited the risk of unplanned growth if private land aggregation proceeded without coordinated planning. The project is part of GMADA’s wider planned expansion of New Chandigarh.

Current status

As of October 2026, GMADA has issued the land acquisition award and is processing land-pooling choices for eligible landowners. GMADA’s website listed an October 2026 notice concerning environmental clearance for the Eco City-3 area development project; reports dated 10–12 October said Punjab’s State Environment Impact Assessment Authority had granted clearance. These are regulatory and land-process milestones, not evidence that the township’s roads, utilities or plots are complete.

Residential plots are expected to be allotted through a draw and commercial sites through auction, according to October 2026 project reporting. The project’s next steps include detailed planning and infrastructure development. The reviewed notices do not establish a public plot launch or a completion date.

Connectivity

GMADA’s planning agenda locates Eco City-3 east of the Kurali–Baddi road and south of Eco City-2, in New Chandigarh. This establishes its relationship to nearby roads and schemes; it does not, by itself, confirm a travel time or a new transport connection. The project is in the Mullanpur area of S.A.S. Nagar district.
