What the Project Is
The Meerut Development Authority has launched Uttar Pradesh's first Integrated Transit-Oriented Development (TOD) Township, also called the New Township. The township will follow a mixed-use model with residential, commercial, and industrial activities on different floors of the same buildings. The project will be developed on 294 hectares in Mohiuddinpur along Delhi Road and will have plots available for people of all income groups.
Land Acquisition Timeline
MEDA began the land purchase process in May 2024 on a war footing with farmers from local villages. As of August 2025, 127 hectares of land had been purchased, with acquisitions underway in Mohiuddinpur, Chhajjupur, Ikla, and Kayasth Gaondi villages. By April 2026, the authority had completed acquisition of over 150 hectares: 46 hectares in Mohiuddinpur for Rs. 418 crore, 21 hectares in Chhajjupur for Rs. 81 crore, and 81 hectares in Daultpur Fakhrabad (Kayastha Gaondi) for Rs. 587 crore.
Development Structure
Development will be carried out in 31 sectors across two phases. Both sides of the township have been divided into 31 sectors. The township will feature residential, industrial, and commercial zones within the same premises. A detailed layout plan will be prepared based on drone survey, with the township following a mixed-use model combining residential, commercial, and industrial activities on different floors of the same buildings.
Transit Integration and Location
The township's location along Delhi Road positions it near transit infrastructure crucial to its TOD strategy. The Meerut Metro has commenced operations as India's fastest local metro system, sharing infrastructure with the RRTS to provide seamless intra-city and regional connectivity at speeds up to 120 kmph. Travel time between Delhi and Meerut has been reduced to under an hour with the regional rail corridor.
Next Steps
Work in two sectors is expected to be completed by November, with the township officially launched on Diwali when plot sales begin. MEDA plans to start by constructing wide arterial roads. The township will have plots available for people of all income groups.
