What Was Announced

The Lucknow Development Authority (LDA) is preparing to launch one of its most ambitious housing projects near the IT City along Sultanpur Road, with the township spread across approximately 2,660 acres and expected to accommodate nearly one lakh residents and slated for rollout by early 2026.

The project is being developed under the land pooling system, a model increasingly being adopted in smart cities across India. Under this arrangement, landowners who contribute their land will receive 25% of the developed plots in return instead of traditional monetary compensation.

The Numbers

The township is expected to offer approximately 10,000 residential plots, with sizes ranging between 72 and 200 square metres. With nearly 10,000 plots planned, along with a 200-acre green belt, a 15-acre water body and a new approach road linking the site to Kisan Path, the project aims to establish a self-sustaining, mixed-use urban zone.

The authority initiated preliminary earthwork and site-levelling for the township's central amenities, including a planned 188-acre central park and a golf course earmarked within the master plan.

Development Model and Land Acquisition

Land pooling had commenced earlier this year, with parcels obtained from several adjoining villages. LDA IT City's land pooling and acquisition covers 11 villages in the Mohanlalganj tehsil of Lucknow district: Rakibabad, Sonai, Kajehra, Bhatwara, Moharikhurd, Sikandarpur Amolia, Bakkas, Pahadnagar Tikaria, Siddhpura, Parheta, and Khujaili.

The LDA secured over 90% of the required land for the first phase without a single major protest, a feat that is being studied by development authorities across India.

Phase 1 Allotments Completed

549 plots were allotted in Phase 1 lottery at Mars Auditorium, Indira Gandhi Pratishthan on March 10, 2026, with plots distributed in Sectors 15, 16, 17, 18 and 30 in six plot sizes from 35 to 288 sqm. Farmers and landowners from the 11 villages who completed their land pooling agreements with LDA by January 31, 2026 became eligible for the Phase 1 plot lottery.

Allotment letters have been officially released for applicants who participated in the Phase 1 Land Pooling Scheme (March 2026 draw). Public registration for general buyers is expected to open soon.

Infrastructure and Connectivity

To strengthen access, a 2-kilometre approach road connecting the project to Kisan Path is under construction, with internal mobility planned through a grid-style road network in varying widths. The township will feature designated zones for commercial activities, IT and industrial operations, institutional facilities, and public utilities.

The IT City is a planned, integrated smart township spreading across approximately 3,490 acres along the Sultanpur Road corridor — designed to position Lucknow as a national-level IT and business destination.

Mixed-Use Development

The development is not intended to be merely a housing project. The township will feature designated zones for commercial activities, IT and industrial operations, institutional facilities, and public utilities. This mixed-use approach aligns with the industrial smart city model gaining traction across India, aimed at creating self-sustained urban environments.
