What happened
Urbanrise Developers announced that Codename: The Next Big Thing (TNBT) has received more than 600 expressions of interest. Propnewstime and Newspatrolling both carried the announcement, dated 8 October 2026.
The project is in its pre-launch phase. The announcement did not include an official launch date, a RERA registration number or a possession date.
Who announced it and where
Urbanrise is the residential brand of Alliance Group, a Bangalore-headquartered developer. The project is in Thirumazhisai, a western suburb of Chennai in Thiruvallur district. The developer's project site describes the location as near Santro City and Chembarambakkam. Those location descriptions are the developer's own claims.
No named Urbanrise officer was quoted on TNBT in the EOI coverage found. Chairman and Managing Director Manoj Namburu has been quoted on other Urbanrise projects, not on TNBT.
The numbers
- Expressions of interest: over 600, as announced by the developer on 8 October 2026.
- Planned homes: over 1,000 premium 2 and 3 BHK apartments.
- Amenities: over 100 lifestyle amenities, per the developer.
- Earlier reservations: over 250 homes reserved within seven days of opening the pre-launch window, as reported by Chennaionline on 28 July 2026.
- Channel partners: more than 300 partners from Chennai, Bengaluru and Hyderabad attended a two-day pre-launch meet in July 2026.
- Inventory value: a limited launch inventory valued at more than ₹1,000 crore, with channel partners collectively committed business worth more than three times that value. Both figures are the developer's.
What an EOI means for buyers
An expression of interest is not a booking, an allotment or a sale agreement. The 600-plus figure shows that prospective buyers registered interest during the pre-launch window. It does not show how many of those people will sign agreements once prices and payment terms are published.
Buyers should note that the price on Alliance Group's listing, from ₹65 lakh, is marked 'Under Construction'. That status does not match a pre-launch project, and the figure has not been confirmed in an official price sheet. A separate aggregator shows ₹65 lakh to ₹95 lakh for 2 and 3 BHK units. That range is indicative only.
Location and infrastructure context
The developer says TNBT is close to the Poonamallee Bypass metro station, the Outer Ring Road and the Chennai–Bengaluru highway (NH48). These are developer claims and have not been checked against an official road or metro plan.
On the metro, Whalesbook reported on 5 October 2026 that Prime Minister Narendra Modi was set to open the 14.6-km Poonamallee Bypass–Vadapalani stretch of Chennai Metro Phase II on 11 October 2026. Southmatters later reported that the stretch had been inaugurated on 11 October. Only one report describes the opening as completed, so buyers should check the status with the Chennai Metro Rail authority before relying on it.
Whalesbook also noted that investors are tracking the project's effect on construction demand, and that the metro project has a history of budget and delivery concerns. Southmatters said improved metro links could reduce dependence on private vehicles and ease road congestion. Neither source is a forecast for TNBT's prices or sales.
What it changes for the market
The announcement adds a large pre-launch project to West Chennai's supply pipeline. It also shows early buyer interest in a locality where the developer says infrastructure is improving. No independent analyst, regulator or bank has commented on TNBT's EOI numbers.
What happens next
The project is in pre-launch. Propnewstime and Newspatrolling describe the EOI figure as the latest stage in TNBT's pre-launch journey, with further milestones to come. No dates were given for those milestones.
Buyers should watch for four things: the official launch date, a TNRERA registration number for TNBT, a published price sheet and payment plan, and a possession timeline. None of these had been announced in the sources reviewed.
Related Urbanrise projects in Chennai
Urbanrise's City of Joy in Thirumazhisai is listed as ready to occupy on the developer's Chennai portal. It has a TNRERA number, TN/02/Building/0086/2023. That project is separate from TNBT and is not covered by this announcement.
Frequently asked questions
Is the 600+ EOI figure confirmed?
No. It is a figure announced by Urbanrise and reported by Propnewstime and Newspatrolling on 8 October 2026. No independent body has verified it, and an EOI is not a confirmed booking.
When will TNBT launch?
No official launch date had been announced in the sources reviewed. The project is in pre-launch.
Does TNBT have a RERA registration?
No verified TNRERA registration number for TNBT was found. A number appears on one Alliance Group page, but the layout does not clearly link it to TNBT. Buyers should confirm registration directly with TNRERA before committing.
How much will the homes cost?
Alliance Group's listing shows the project from ₹65 lakh for 2 and 3 BHK apartments. A third-party aggregator shows ₹65 lakh to ₹95 lakh. Neither has been confirmed in an official price sheet.
How many homes are planned?
The developer says the project will have more than 1,000 2 and 3 BHK apartments and more than 100 lifestyle amenities.
Has the Chennai Metro extension opened?
Whalesbook reported that the Poonamallee Bypass–Vadapalani stretch was scheduled to open on 11 October 2026. Southmatters reported that it was inaugurated that day. Only one source reports the opening as completed, so check with the Chennai Metro Rail authority for current status.
