What happened
BPTP Limited said in a statement issued on Friday, 9 October 2026, that it had sold 150 apartments at SkyNest for about ₹750 crore. The statement was carried by PTI and published by ThePrint the same day. BPTP described the demand as strong.
Manik Malik, CEO and President of BPTP Limited, said the ₹750 crore in sales achieved so far were significant milestones for the project. He said they showed demand for well-designed residential homes at the premium end of the market. He also said the response reflected changing buyer aspirations and growing confidence in Greater Faridabad as a residential destination.
The statement does not give a date for when SkyNest sales opened. It also does not say how many buyers were new or how many were existing customers.
The numbers and what they do and do not show
The headline figures are 150 apartments and about ₹750 crore. ThePrint reports an average ticket size of about ₹5 crore per apartment. These are developer figures. No independent audit, RERA disclosure or bank data was found that confirms them.
The figures should be read with three caveats:
- BPTP's allotment announcement in July 2026 described strong buyer response but gave no unit counts. The 150-unit figure appears only in the October sales statement.
- Sources give different land sizes for the project. ThePrint says 5.4 acres, while other project material says 18.54 acres. No source explains the gap, so this article does not state a land size.
- The two-tower project has 325 units in total, according to launch coverage. Reported sales of 150 therefore cover a little under half of the units. The sources do not say whether the remaining units are unsold, held back or allotted to date.
About the project
SkyNest is in Sector 80 of Greater Faridabad, also called Neharpar, which covers newly developed sectors in Faridabad. BPTP launched the project on 21 April 2026 with an estimated gross development value of ₹1,800 crore, according to Construction Week India and RealtyNmore coverage. The project is described as twin towers of about 150 metres, with 3 BHK + Utility and 4 BHK + Utility + Study apartments. BPTP's project page lists the starting price as ₹4.48 crore onwards.
BPTP cites HRERA-PKL-FBD-881-2026, dated 09.04.2026, as the project's registration. A third-party tracker lists a different RERA ID for a project under a similar name. Buyers should confirm the registration on the Haryana RERA portal before relying on either number.
Design work is credited to WOW Consultants of Singapore, according to BPTP's project materials. The project also features 20 landscaped sky-level spaces, which BPTP calls Sky Nests. The green-building and seismic claims that appear on third-party sites are not confirmed by BPTP or IGBC in the material reviewed, and this article does not repeat them.
Developer background and open legal matters
BPTP Limited was incorporated in August 2003 and describes itself as a Delhi-NCR developer. Vineet Nanda, Chief Business Officer, said SkyNest reflects the company's approach to residential development in emerging corridors such as Greater Faridabad.
Several matters involving BPTP have been reported by Inventiva. These are reported allegations or regulatory actions and have not been proven in court:
- Inventiva reports that the CBI registered an FIR on 8 April 2026 against BPTP Ltd, unknown directors and promoters. It also reports a Supreme Court order of 20 April 2026 in Writ Petition (Criminal) No. 150 of 2026. BPTP has a defamation suit against Inventiva, according to Inventiva's own disclosure.
- Inventiva reports that the RBI issued compounding orders under Section 15(1) of FEMA on 17 September 2026, citing the Enforcement Directorate, and that ANI reported this on 1 October 2026. Inventiva puts the amount involved at ₹537.5 crore and BPTP's one-time compounding payment at about ₹4.04 crore.
- Inventiva also reports buyer protests in other BPTP blocks in Sector 85, Greater Faridabad, on 31 May 2026. These projects are not SkyNest.
Jagran reported that it asked BPTP to respond to specific allegations and did not get a reply by the time of publication, according to Inventiva.
Wider market context
ThePrint, citing real estate consultant Anarock, reports that housing sales in Delhi-NCR fell 1% to 13,765 units in July to September 2026, compared with 13,920 units a year earlier. The same report says DLF sold all 172 senior living homes at its Sector 63 project in Gurugram for ₹1,985 crore earlier in October 2026.
These figures cover the wider region. No analyst cited in the sources comments specifically on SkyNest's sales pace or pricing.
What it means for buyers and investors
For buyers, the most important fact is that the sales figures come from BPTP alone. They tell a prospective buyer that the developer is selling units, but not whether a specific apartment is available, what its final price is or when it will be handed over.
- Buyers should check the RERA registration number directly on the Haryana RERA website, since sources disagree on the ID.
- Possession and completion dates are not confirmed by an official source in the material reviewed. A third-party tracker lists a 2033 completion date, which should be checked against the RERA filing.
- Investors should weigh the reported regulatory matters and the buyer disputes in other BPTP projects, alongside the sales figures.
Promotional sites describe SkyNest as a strong investment. Those claims are marketing, and this article does not treat them as findings.
What comes next
The sources do not give dated next steps for SkyNest's sales, construction milestones or handover. The allotment process was announced in July 2026, but no later allotment figures have been published in the material reviewed.
Inventiva reports, as of 19 September 2026, that BPTP has launched SkyNest and a Japanese-themed plotted project and is evaluating further projects. Any update on SkyNest's sales count, construction progress or RERA filings would need to come from BPTP, RERA records or independent reporting.
