What happened
Brigade Enterprises Ltd, a Bengaluru-based developer listed on the BSE and NSE, reported FY26 pre-sales of ₹7,424 crore. That is 5% lower than the ₹7,847 crore it recorded in FY25. The figure was first published on 13 May 2026 with the FY26 results, and it was repeated in coverage of the company's 40th anniversary in early October 2026.
On 8 October 2026 the company also set out a plan to invest about ₹40,000 crore over three years, a FY27 pre-sales target of ₹9,000 crore, and a 1:3 bonus share issue. The anniversary announcements did not name a single project. They described the company as a whole.
Why pre-sales fell
Managing Director Pavitra Shankar attributed the fall to delays in obtaining approvals. Several launches were pushed to the second half of the fourth quarter, and some slipped into FY27. The company described this as a supply-timing problem rather than a fall in demand. No source reviewed reported a decline in buyer demand.
Management also pointed to disciplined price increases in existing projects and a shift in product mix toward higher-value homes. Together these lifted average realisation, even though the area sold fell from about 7.0 million sq ft to about 6.1 million sq ft.
The FY26 numbers in context
Over the longer period, the company's residential sales value rose from ₹2,767 crore in FY21 to ₹7,424 crore in FY26. Sales area rose from 4.6 million to 6.1 million sq ft over the same five years. FY26 was therefore the first recorded fall in this run that the reports highlight, and it came after FY25 pre-sales rose 31% from ₹6,013 crore in FY24 (Business Standard, May 2025).
Reported figures differ on some points. FY25 pre-sales are given as ₹7,847 crore by PTI and Business Standard; one other source gives ₹7,809 crore. This article uses ₹7,847 crore. FY26 revenue figures also vary by how they are defined, so this article does not use a total revenue number.
The ₹40,000 crore plan
The company says the plan will fund development of a 40 million sq ft pipeline across South India, financed through internal accruals, project-level financing and strategic partnerships. Reported allocations are about 70% residential, aimed at mid to premium units priced from ₹1 crore to ₹3 crore, 20% commercial and 10% hospitality, with warehousing also included.
The figure is a company statement. One report noted that it has not been independently verified and cited a separate capital expenditure estimate of ₹15,000 to ₹20,000 crore. Buyers and investors should treat the ₹40,000 crore number as the company's stated plan rather than a confirmed commitment.
The company's portfolio, as described in the anniversary coverage, includes more than 110 million sq ft developed over 40 years across more than 300 projects in 10 cities, more than 70 million sq ft delivered, and licences for eight World Trade Centres in South India.
What it means for buyers
For buyers, the main change is the timing of supply. Launches that were expected in FY26 moved into late FY26 or FY27, which affects when units become available in specific projects. The company says it is shifting its pipeline toward mid-segment housing because buyers are more sensitive to ticket sizes. Specific project RERA numbers, unit counts and prices were not available in the reviewed sources, so this article does not give them.
What it means for investors
The FY26 shortfall was the first fall in the sales run the reports describe, and the company has set a FY27 pre-sales target about 21% above FY26 actual. Analysts quoted in the coverage flagged two risks: a rise in interest rates or a cooling of homebuyer sentiment could weaken sales, and cost overruns could arise if the 40 million sq ft pipeline is not delivered on schedule.
A 1:3 bonus issue increases the number of shares held by each shareholder without changing the company's underlying business. The board approved the bonus on 6 May 2026, with a record date in June 2026.
