The Lucknow Development Authority will introduce Naimish Nagar and Varun Vihar real estate plans before completion of July after holding off the proposed June rollout. LDA Vice Chairman Prathamesh Kumar stated that all preparations have been finished and the authority anticipates the launch before completion of this month.
The decision marks the second timeline adjustment for the scheme. The LDA had previously announced a June 2026 launch date for the Varun Vihar Yojana.
What Is Varun Vihar
The Lucknow Development Authority is developing the largest residential scheme in the state, named the Varun Vihar Yojana, proposed over approximately 6,580 acres near the Agra Expressway. It will feature residential, commercial, mixed-use, institutional and group housing plots.
The township is designed as a complete self-sustaining project for housing 4 lakh people, with a 300-acre logistics park, an ISBT, an international golf course, 980 acres of green belt, and 15,000+ plots across all income categories.
Phase 1 Details
In the first phase, LDA will launch around 1,926 residential plots, including 1,218 plots in Kailash Khand and 708 plots in Kashi Khand. Plot sizes will range from 72 sq. meters to 450 sq. meters.
Plot allotments will be conducted through a transparent computerised lottery system when the scheme is formally launched.
Land Acquisition Status
The process of registering land from 22,403 farmers is being carried out in a phased manner. A compensation amount of ₹300 crore has been distributed to farmers so far.
Registry (Bainama) of approximately 450 bighas of land has been completed for the scheme, and possession has been acquired for 105 bighas of land.
Next Steps: Online Registration and Allotment
LDA has decided to conduct the registration process entirely online, enabling prospective buyers to apply for residential plots digitally, expected to make plot allotments more streamlined and improve accessibility.
Once the formal launch event is held with the Chief Minister's participation, online registration for Phase 1 plots will open. Allotment will follow through the computerised lottery system, making the process transparent and accessible to all eligible applicants.
Broader Context
Varun Vihar and Naimish Nagar are among four major residential schemes approved under the Chief Minister's Urban Expansion Scheme, along with IT City and Wellness City. Once fully developed, these projects are expected to provide housing opportunities to more than six lakh people.
LDA has allocated ₹1,600 crore for land acquisition for these major schemes, signalling serious commitment to timely execution.
