Acquisition model: consent, not compulsion
Varun Vihar's land is being acquired from 12 villages spread across Sadar and Sarojini Nagar tehsils of Lucknow district, and land acquisition is consent-based — LDA is buying land directly from farmers, not compulsory acquisition.
On the ground, LDA teams led by the SDM have carried out drives in villages such as Dona and Tejkrishna Kheda to take physical possession after registries were completed. Proposals for 148 acres have already been submitted and are under evaluation by LDA.
Villages covered
The land has been identified in the villages of Bhalia, Adampur Indwara, Bahru, Jaliyamau and Madarpur, Ibrahimganj, Nakataura, Gehlwara, Tejkrishna Kheda, Rewari, Sakra and Dona, across the Sadar and Sarojini Nagar tehsils. All 12 villages fall within a single district — Lucknow — so no separate district-wise breakup applies. LDA Vice-Chairman Prathamesh Kumar visited the proposed site at Dona village and directed officials to fast-track the land acquisition process.
For comparison, LDA's other big land-bank scheme, Naimish Nagar on Sitapur Road, is being assembled from approximately 1,486.689 hectares of land across 18 villages in B.K.T. Tehsil. The two schemes are being processed as parallel but separate acquisitions.
Compensation rates and payments reported
As of the LDA's most recent public update, the authority has distributed ₹300 crore in compensation to farmers while completing registry (bainama) of about 450 bighas of land, out of roughly 22,403 farmers who are due to transfer land in phases.
No single, uniform per-bigha or per-acre compensation rate has been published by LDA. The only individually reported transaction is from Dona village: four farmers received ₹6.9 crore compensation for 10 bighas, per Indian Masterminds (September 2025). LDA has not released a formal rate schedule beyond this individual case, so a uniform rate per bigha/acre cannot be confirmed at this time.
Separately, reporting on the LDA board's budget approval noted that a revision in government circle rates affected acquisition costs: the new circle rates, effective from 1 August 2025, pushed up land acquisition costs by ₹1,000 crore.
Budget allocated
On 5 August 2025, the LDA board approved proposals for both Varun Vihar (on the Agra Expressway) and the proposed Naimish Nagar (on Sitapur-Raitha Road), and cleared a combined budget of more than ₹12,000 crore needed for land purchase under the two schemes.
A breakdown reported the same week put the Varun Vihar land-purchase outlay specifically at ₹7,471.93 crore, which the LDA will invest for this scheme, against ₹4,785.34 crore for Naimish Nagar. The combined figure is elsewhere cited as approximately ₹12,504.97 crore. Separately, LDA's overall 2026-27 authority budget of ₹5,148 crore was approved with Varun Vihar named among the key schemes allocated funds.
Acquisition phasing
Board-approval reporting from August 2025 described the acquisition proceeding in two stages: land acquisition will happen in two phases — 1,893.93 acres in the first phase and 3,716.14 acres in the second phase. Together these two phases add up to roughly the 5,610-acre figure used in that round of reporting; LDA's own project page later described the scheme's overall scope as running to approximately 6,580 acres, suggesting the footprint has been revised upward since the initial board approval.
Disputes and farmer negotiations
No large-scale farmer protests or litigation specific to Varun Vihar have been reported in the sources reviewed. LDA and property-advisory coverage both describe the process as negotiated: land acquisition is consent-based — LDA is buying land directly from farmers, not compulsory acquisition. Buyer-side advisories do flag a separate, unrelated risk in the corridor — while LDA has already distributed over ₹300 crore in compensation to farmers affected by the land acquisition, buyers are warned to watch out for unauthorised plots being sold in the name of "Varun Vihar" by private parties. This is a plot-marketing risk for buyers, not a farmer-compensation dispute.

More recent property-market reporting suggests LDA is moving toward a launch: Lucknow Development Authority is expected to launch the Varun Vihar Housing Scheme near the Agra Expressway in mid-July 2026, with a tentative land rate expected to be around ₹2,800 per sq ft, though LDA will announce the final pricing at launch.
