What was decided

LDA's official website carries a notice announcing that the authority will roll out Varun Vihar and Naimish Nagar together, with online registration opened for 3,105 residential plots across the two schemes' first phases. This is the operative step that converts two long-planned townships into a live allotment process for the first time.

The Lucknow Development Authority has finalized plans to launch its Varun Vihar and Naimish Nagar housing schemes, with online registration opening for more than 3,100 residential plots in the first phase, with plots measuring 72 sq m to 450 sq m offered across two sectors in each project.

The approval and announcement trail

The registration notice is the latest step in a longer decision chain, not a single one-off event:

The registration notice on LDA's own site is therefore the operational follow-through on that plan — it does not yet confirm that a formal ceremonial launch by the Chief Minister has taken place.

Operative details: areas, sectors and boundaries

Varun Vihar (Agra Expressway)

The scheme is proposed over an area of approximately 6,580 acres near the Agra Expressway and will feature residential, commercial, mixed-use, institutional and group housing plots. The Varun Vihar Yojna will have a total of 25 sectors with underground services, where more than 15,000 plots will be created over the scheme's full build-out (Phase 1 covers a small fraction of this). Varun Vihar, spread over about 6,580 acres along the Agra Expressway, will use 1,926 plots in the first stage — 1,218 plots in Kailash Khand and 708 plots in Kashi Khand — and is expected to accommodate almost 3.5 lakh residents. Over 980 acres of the scheme are earmarked as green belts, parks and water bodies.

Naimish Nagar (Sitapur/IIM Road)

The Naimish Nagar township, spread across about 3,600 acres on IIM Road, will offer 1,179 plots in its first stage, comprising 669 plots in Brahma Khand and 510 plots in Bhumi Khand. A separate LDA project page puts the scheme's footprint at 3,681.6872 acres on Sitapur Road, positioned as a development model for the northern part of Lucknow.

Combined, the two Phase 1 releases total the 3,105 plots named in the registration notice.

Land acquisition status

Plot registration is running in parallel with an ongoing land-acquisition process, which LDA's own project page tracks in physical units rather than percentages:

This means Phase 1 registration is opening on plots drawn from land already secured, while the remainder of both townships' land bank continues to be assembled village by village.

Practical effect for applicants

For prospective buyers, the notice changes the schemes' status from "planned/approved" to "open for application":

What is still unresolved (as of July 2026)

Two things had not been confirmed in any source reviewed: (1) the exact calendar date of a formal, ceremonial launch event — reporting as late as mid-July 2026 described LDA as waiting for the chief minister's schedule for the official launch even as the registration notice went live; and (2) an official, LDA-published price list for the Phase 1 plots. Buyers should treat the registration window as open but should confirm current rates and any lottery/draw dates directly on LDA's official portal before making payments.

Frequently asked questions

What exactly did LDA announce?

LDA opened joint online registration for 3,105 Phase 1 plots split across Varun Vihar (1,926 plots) and Naimish Nagar (1,179 plots), the operative step following board approval and a delayed launch timeline.

Which body approved the underlying schemes?

The two schemes were approved at an LDA board meeting chaired by the Divisional Commissioner, with LDA Vice-Chairman Prathamesh Kumar presenting the land and cost details for both projects.

Has the Chief Minister formally launched the schemes?

As of the most recent report reviewed (mid-July 2026), LDA was still awaiting the Chief Minister's schedule for a formal launch even though the registration notice had gone live, so a ceremonial launch date was not confirmed.

How many total plots will Varun Vihar eventually have?

LDA's own project page states the scheme is planned across 25 sectors with more than 15,000 plots at full build-out; the current registration covers only the 1,926-plot first phase.

What are the plot sizes and where are they located?

Plots range from 72 sq m to 450 sq m, located in Kailash Khand and Kashi Khand (Varun Vihar) and Brahma Khand and Bhumi Khand (Naimish Nagar).

Is land acquisition complete for these schemes?

No. As of the LDA project page reviewed, registry (Bainama) had been completed for about 450 bighas and possession secured for 105 bighas, with ₹300 crore in compensation paid and acquisition from over 22,000 farmers still in progress.

Is there an official plot rate yet?

No official LDA rate card was found. A third-party property blog cited an unconfirmed estimate of around ₹2,800 per sq ft, pending LDA's own announcement.
