LDA Launches Varun Vihar and Naimish Nagar Together with 3,105 Plots in Historic June Rollout

On June 16, 2026, the Lucknow Development Authority finalized plans to launch its Varun Vihar and Naimish Nagar housing schemes, with online registration opening for more than 3,100 residential plots in the first phase following a decision by LDA vice-chairperson Prathamesh Kumar. LDA has decided to conduct the registration process entirely online, enabling prospective buyers to apply for residential plots digitally.

Varun Vihar: Agra Expressway Corridor

The Lucknow Development Authority is developing Varun Vihar Yojna, the largest residential scheme in the state, proposed over an area of approximately 6,580 acres near the Agra Expressway. The Varun Vihar Yojna will have a total of 25 sectors with underground services (cable lines), where more than 15,000 plots will be created. It will feature residential, commercial, mixed-use, institutional and group housing plots.

In the first phase, LDA will launch around 1,926 residential plots, including 1,218 plots in Kailash Khand and 708 plots in Kashi Khand. Over 980 acres will be developed as green belts, parks, and water bodies.

Naimish Nagar: Sitapur Road Corridor

The proposed Naimish Nagar Yojna on Sitapur Road, spread over an area of 3,681.6872 acres, will develop into a model of development, giving a new identity to the northern part of Lucknow. The Lucknow Development Authority has begun the work to bring the scheme to fruition. The scheme will be launched with Phase 1 registration for 1,179 residential plots.

Approximately 1486.689 hectares of land across 18 villages in B.K.T. Tehsil has been identified for the Naimish Nagar Yojna. The estimated cost for land acquisition is approximately ₹4,785 crore, which has been approved by the Authority Board.

Registration and Allotment Process

Applications must be submitted online through the LDA official website. Keep your documents ready before registration opens. LDA projects are generally priced lower than private builders, and allotments are conducted through a transparent lottery system.

Plots measuring 72 sq m to 450 sq m will be offered across two sectors in each project. Check the LDA website for detailed payment schedules. Previous LDA schemes have offered instalment options with reduced interest rates.

Land Acquisition Progress

For Varun Vihar, Registry (Bainama) of approximately 450 bighas of land has been completed. Possession has been acquired for 105 bighas of land. A compensation amount of ₹300 crore has been distributed to farmers so far. The process of registering land from 22,403 farmers is also being carried out in a phased manner.

Broader Development Strategy

Varun Vihar and Naimish Nagar are among four major residential schemes approved under the Chief Minister's Urban Expansion Scheme, along with IT City and Wellness City. The schemes will lead to unprecedented development in the city's industry, health, education, and logistics sectors, bringing significant investment to Lucknow and creating a large number of employment opportunities.
