Located along the Agra–Lucknow Expressway corridor, this project is not just a housing scheme—it is designed as a future satellite township city with residential, commercial, institutional, and logistics infrastructure.
Size and Layout
The scheme is proposed over an area of approximately 6,580 acres near the Agra Expressway. The Varun Vihar Yojna will have a total of 25 sectors with underground services (cable lines), where more than 15,000 plots will be created.
It will feature residential, commercial, Mixed-use, institutional and group housing plots. Land is being acquired from 12 villages: Bhalia, Adampur Indwara, Bahru, Jaliyamau, Madarpur, Ibrahimganj, Nakataura, Gehlwara, Tejkrishna Kheda, Rewari, Sakra and Dona.
Logistics and Transport Hub
A Logistics Park and Transport City will be developed on 300 acres, providing Lucknow's logistics and warehousing sector a significant boost. The plan includes supporting facilities such as an inter-state bus terminal, an international-standard golf course, and a central park. The logistics park will be directly connected to Agra Expressway and Kisan Path, helping a large population get residential facilities as well as employment opportunities.
Green Infrastructure
800 acres have been earmarked for green zones, parks, lakes, and an international-standard golf course—making the township a hub of both productivity and eco-friendly living. Over 980 acres will be developed as green belts, parks, and water bodies.
Land Acquisition Progress (as of September 2025)
Registry of approximately 450 bighas of land has been completed for the scheme. Possession has been acquired for 105 bighas of land. A compensation amount of ₹300 crore has been distributed to the farmers so far.
LDA Vice Chairman Prathamesh Kumar has spearheaded the land acquisition process through a transparent, farmer-friendly approach. Farmers are showing great interest in the project, and proposals for 148 acres have already been submitted. These are currently under evaluation. LDA officials have emphasized that land is being acquired based on mutual consent to ensure seamless and conflict-free development.
The process of registering land from 22,403 farmers is also being carried out in a phased manner.
Development Standards and Amenities
The LDA plans to divide the township into 25 sectors, each equipped with modern urban facilities such as grid-based road networks, underground cable lines, water bodies, and landscaped green spaces. These will include provision of grid roads, underground cable lines and other modern facilities as per international standards. ISBT (Inter State Bus Terminal) is also proposed to further improve traffic.
This will provide residential facilities to a large population with all amenities in walking distance.
Expected Impact
It is expected to house a population of approximately 400,000 people. It will lead to unprecedented development in the city's industry, health, education, and logistics sectors. These schemes will bring significant investment to the capital (Lucknow) and create a large number of employment opportunities.
According to Mr. Prathamesh Kumar, Varun Vihar will not only fulfill the city's expanding housing demands but also create jobs, promote education, and attract investments across multiple sectors including industry, logistics, environment, and healthcare.
