LAND ACQUISITION
Varun Vihar Land Acquisition Gains Momentum: ₹300 Crore Compensation Paid, 450 Bighas Registered
The Lucknow Development Authority has reached a major milestone in its Varun Vihar township project, completing registry documentation for 450 bighas of land and distributing ₹300 crore in compensation to farmers. The phased acquisition involves 22,403 farmers across 12 villages in southern Lucknow.

| Total scheme size | 6,580 acres near Agra Expressway |
|---|---|
| Registry completed | ~450 bighas (land documented) |
| Physical possession acquired | 105 bighas |
| Compensation distributed | ₹300 crore |
| Farmers involved | 22,403 (registration ongoing) |
| Planned residential plots | 15,000+ across 25 sectors |
| Green belt allocation | 980 acres for parks, green spaces, water bodies |
| Logistics park | 300 acres with direct Agra Expressway access |
What Happened: Registry and Compensation Milestone
The Lucknow Development Authority completed registry (Bainama) of approximately 450 bighas of land for the scheme, acquired possession of 105 bighas, and distributed ₹300 crore in compensation to farmers. This marks tangible progress in land acquisition for what LDA describes as the largest residential scheme in the state.
The process of registering land from 22,403 farmers is also being carried out in a phased manner. The consent-based approach—where farmers voluntarily hand over land rather than through compulsory acquisition—has helped keep the process orderly and conflict-free.
Who Decided: LDA Leadership
The project is overseen by the Lucknow Development Authority, the state urban development body responsible for all major township projects in Lucknow. LDA Vice-Chairman Prathamesh Kumar, the same official behind IT City and Wellness City, is personally overseeing the project and visited the proposed site at Dona village to direct officials to fast-track land acquisition.
The Numbers: Scale and Finance
The scheme is proposed over an area of approximately 6,580 acres near the Agra Expressway. The Varun Vihar Yojna will have a total of 25 sectors with underground services (cable lines), where more than 15,000 plots will be created.
Of the total ₹300 crore paid so far, four farmers from Dona village received ₹6.9 crore as compensation for their land—demonstrating per-bigha rates being offered by the authority.
Over 980 acres will be developed as green belts, parks, and water bodies. A Logistics Park will be developed over an area of approximately 300 acres, giving the township a mixed-use character beyond housing alone.
Land Sourcing: 12 Villages Across Southern Lucknow
Land from the following villages, located in Sadar and Sarojini Nagar Tehsils, has been earmarked for the Varun Vihar Scheme: Bhalia, Adampur Indwara, Bahru, Jaliyamau, Madarpur, Ibrahimganj, Nakataura, Gehlwara, Tejkrishna Kheda, Rewari, Sakra, and Dona.
All 12 villages lie in the southern Lucknow corridor along the Agra Expressway, a high-growth zone with direct connectivity to Delhi and other states.
What It Changes: Residential Supply and Logistics
This will provide residential facilities to a large population with all amenities in walking distance. It will lead to unprecedented development in the city's industry, health, education, and logistics sectors. These schemes will bring significant investment to the capital (Lucknow) and create a large number of employment opportunities.
Varun Vihar differs from LDA's previous township schemes (IT City, Wellness City) by combining housing with industrial-grade logistics infrastructure. This positions Lucknow as a logistics hub for North India while adding residential capacity for a projected population of 4 lakh people.
What's Next: Phase-by-Phase Development
As of May 2026, Varun Vihar is in the land acquisition phase. LDA has completed registry of approximately 450 bigha and distributed ₹300 crore in farmer compensation — but no public lottery has been announced.
The scheme remains in the acquisition and documentation phase. Media reports suggest a Phase 1 launch around June-July 2026, though Varun Vihar has not reached that stage yet — which is why the registration date remains genuinely uncertain. Be cautious of any agent, broker or website claiming a "confirmed" Varun Vihar registration date or selling pre-launch bookings. Until LDA publishes an official notification, no booking is valid.
Plot allotments, once launched, will follow a transparent computerised lottery system. First-phase estimates suggest 1,900–2,100 plots out of the 15,000+ total planned.
