What Was Decided

The Lucknow Development Authority is developing the largest residential scheme in the state, named the Varun Vihar Yojna. On June 16, 2026, the Lucknow Development Authority finalized plans to launch its Varun Vihar and Naimish Nagar housing schemes, with the decision finalized by LDA vice-chairperson Prathamesh Kumar.

The design confirmation establishes the complete layout, sector allocation, infrastructure specifications, and phasing strategy for the township. The official Varun Vihar layout plan was prepared by Arinem Consultancy Services Pvt. Ltd. in July 2025 for LDA, showing all 25 sectors, zone types, the road network, green belts and water bodies along the Agra Expressway.

Scale and Infrastructure Numbers

The scheme is proposed over an area of approximately 6,580 acres near the Agra Expressway. The Varun Vihar Yojna will have a total of 25 sectors with underground services (cable lines), where more than 15,000 plots will be created.

The design includes multiple complementary uses: A 300-acre logistics park with direct connectivity to the expressway and Kisanpath, more than 15,000 residential, commercial, and group-housing plots, and supporting facilities such as an inter-state bus terminal, an international-standard golf course, and a central park. Over 980 acres will be developed as green belts, parks, and water bodies.

It will feature residential, commercial, Mixed-use, institutional and group housing plots. In the first phase, LDA will launch around 1,926 residential plots, including 1,218 plots in Kailash Khand and 708 plots in Kashi Khand.

Land Acquisition Progress

The scheme spans 12 villages: Bhalia, Adampur Indwara, Bahru, Jaliyamau, Madarpur, Ibrahimganj, Nakataura, Gehlwara, Tejkrishna Kheda, Rewari, Sakra and Dona, located in Sadar and Sarojini Nagar tehsils.

Registry (Bainama) of approximately 450 bighas of land has been completed for the scheme. Possession has been acquired for 105 bighas of land. A compensation amount of ₹300 crore has been distributed to the farmers so far. The process of registering land from 22,403 farmers is also being carried out in a phased manner.

Expected Impact

It will lead to unprecedented development in the city's industry, health, education, and logistics sectors. The project is expected to house a population of approximately 400,000 people, with around 15,000 residential plots to be developed over the next three years.

The logistics park is designed to position Lucknow as a regional supply chain hub. The 300-acre logistics park is what separates Varun Vihar from every other housing project in Lucknow's history, with the scheme featuring a dedicated industrial-grade logistics hub with direct access to two of UP's most important transport arteries.

What Happens Next

The Lucknow Development Authority has finalized plans to launch its Varun Vihar and Naimish Nagar housing schemes, with online registration opening for more than 3,100 residential plots in the first phase (as of June 16, 2026). Lucknow Development Authority is expected to launch the Varun Vihar Housing Scheme near the Agra Expressway in mid-July 2026.

In the first phase, LDA will launch around 1,926 residential plots. Plot sizes under the scheme will range from 72 sq. meters to 450 sq. meters.

In LDA's published 2026 scheme pricing, Varun Vihar plots are indicated at a starting rate of around ₹3,252 per square foot, though final rates for each category will be confirmed only in the official registration notification. LDA projects are generally priced lower than private builders, and allotments are conducted through a transparent lottery system.
