Most contemporaneous reports converge on the same land package: the state government has allotted a total of 300 acres for the project, with 202 acres allocated in Bharat Future City and an additional 98 acres in Chandanvelly. Some early reports cited a slightly different Bharat Future City figure of 220 acres, but the majority of outlets — including the Telangana Tribune, Newsmeter, and Data Center Dynamics — cite 202 acres, so this record treats 202 + 98 = 300 acres as the operative figure, as of July 2026.

The Bharat Future City portion sits within the jurisdiction of the Future City Development Authority (FCDA), which was constituted by the Telangana Cabinet in March 2025. The newly formed authority covers 56 revenue villages across 765.28 sq.km in Rangareddy district, with a focus on integrated urban planning and economic growth. The Chandanvelly portion lies outside the FCDA boundary, in Ranga Reddy district's Shabad mandal, where Microsoft has acquired 52 acres and CtrlS acquired 40 acres... and Amazon is also planning to set up a data centre.

Within Bharat Future City's broader master plan, the AWS site falls under a dedicated data-centre and AI-focused zone. The master plan includes a 300-400 acre AI City... and a 313-acre Data Centre Hub alongside life sciences, health and education precincts.

Investment size, incentives and phasing

The data centre is the flagship component of Amazon's broader Telangana commitment. The data center forms a central component of Amazon's total proposed ₹60,000 crore investment in Telangana over the next decade. To support the project, the state government is also extending incentives and concessions valued at ₹125 crore to the technology corporation.

Construction is being executed in stages. The construction of the hyper-scale facilities will be executed in phases, with the first phase of development scheduled for completion within 24 months, and subsequent phases expanding over the next 10 years. AWS has not disclosed building counts or planned IT capacity for the site.

The Telangana deal sits within Amazon's larger national push. Amazon is planning to invest over US$21 billion in cloud infrastructure in India from 2026 to 2030 as part of AWS's expansion of its Hyderabad region, which has deepened investment and commitment to build sustainable cloud data centre operations in Telangana since 2022.

Origins of the agreement

The groundbreaking is the culmination of an 18-month process. The initial commitment was struck at Davos. In an achievement for Telangana, Amazon Web Services (AWS) committed to investing Rs60,000 crores to expand its data centre infrastructure in the Hyderabad region, an agreement secured during a high-level meeting between Telangana's delegation, led by CM A Revanth Reddy and IT & Industries Minister D Sridhar Babu, and senior AWS executives at the World Economic Forum, Davos in January 2025. The commitment was subsequently formalised through a framework agreement signed at the Telangana Rising Global Summit 2025. The July 2026 ceremony translated that framework agreement into physical construction.

Governing authority: FCDA

Bharat Future City is governed by a purpose-built statutory body. Under the Andhra Pradesh Urban Areas (Development) Act, 1975, the Government of Telangana constituted a Special Area Development Authority called the Future City Area Development Authority for the Future City Area in Rangareddy District, covering 765.28 sq km and comprising 56 revenue villages. The Authority's board is chaired by the Chief Minister, and the Minister for Municipal Administration & Urban Development (MA&UD)/Minister for Industries, ITE&C serves as Vice Chairman, with senior bureaucrats including the Chief Secretary and Metropolitan Commissioner of HMDA as members.

By August 2025 the authority had begun functioning independently. The FCDA, established by the state government in March 2025 to oversee development of Future City, became fully operational following the devolution of powers from HMDA and the Directorate of Town and Country Planning for granting layout and building approvals. It is this body that administers land allotments — including, per multiple reports, the AWS parcel — within the Bharat Future City area, while the Chandanvelly portion of the AWS project falls outside FCDA's jurisdiction under separate state land-allotment channels.

Practical effect and reactions

At the ceremony, CM Revanth Reddy framed the project as a validation of Bharat Future City itself. Calling the project a milestone in Telangana's industrial journey, the Chief Minister said Amazon's investment would act as a catalyst for attracting more global companies and transform Bharat Future City into one of India's premier technology and innovation destinations. He linked the announcement to the state's headline economic target: Telangana has set an ambitious target of becoming a one trillion dollar economy by 2034... currently contributing about five per cent to the national GDP, with the objective to double that share to ten per cent.

Reddy also pressed Amazon for a larger future commitment. He invited Amazon to further expand its operations and invest Rs 1 lakh crore in Telangana by 2034, and added that a monthly meeting will be held on Amazon's investments in the state. One industry commentary noted the project's symbolic weight for the wider city plan, describing it as a major validation of the Bharat Future City initiative, which had faced skepticism from some quarters.
