Telangana Confirms Bharat Future City Master Plan Will Be Unveiled in December 2026

Singapore-based Surbana Jurong has been tasked with preparing the master plan for the core Bharat Future City, while DP Architects will draft the plan for the entire Future City Development Authority (FCDA) area spanning 765 sq. km across 56 revenue villages in seven mandals of Ranga Reddy district. This is a two-track exercise: one plan for the core project footprint, and a separate, statutory plan for the full authority area.

Who Is Behind the Decision

The announcement was attributed to official Telangana government sources rather than a formal cabinet order or gazette notification at this stage. The project is being developed by the Telangana Industrial Infrastructure Corporation (TGIIC) within FCDA limits.

The FCDA itself is the statutory planning body for the area. The State government constituted the Future City Development Authority (FCDA) to oversee the development of Chief Minister A Revanth Reddy's pet project Future City Area, covering 56 revenue villages across 765.28 sq.km in Rangareddy district. The Chief Minister serves as chairman of the FCDA, with the municipal administration minister as vice-chairman, and principal secretaries from various departments appointed as members.

The FCDA's statutory boundary and the project's working footprint are two different numbers, and both matter for anyone tracking the area:

• Statutory FCDA jurisdiction: 765 sq. km, encompassing 56 villages across the Amangal, Ibrahimpatnam, Kadthal, Kandukur, Maheshwaram and Manchala mandals in Ranga Reddy district. Other listings add Yacharam as the seventh mandal. Of these villages, 36 were previously under HMDA and 20 under DTCP.

Practical Effect

In the meantime, approval authority itself has already shifted in stages. Even after these villages came under FCDA's ambit in March, layout and building approvals continued to be issued by HMDA and DTCP due to FCDA's lack of software, staff and infrastructure, and the system is now being upgraded to facilitate online approvals through the state government's "BuildNow" platform.

Separately, the DP Architects assignment is explicitly the one that fixes statutory zoning for the whole 765 sq km area.
