Officials Resume Land Survey for Future City Despite Farmers' Court Stay Claims in Yacharam

Tension prevailed in Medipalli and Kurmaddi villages of Yacharam mandal in Rangareddy district when revenue officials, along with police, tried to take possession of farmers' land using a JCB. Farmers strongly resisted the action, claiming there was a stay issued by a court.

Farmers alleged the government was proceeding with surveys, boundary marking and acquisition without clarity on compensation. Villagers and farmers obstructed revenue staff who attempted to dig pits and erect TGIIC boards on government and assigned lands, questioning how boards could be installed without compensation.

Officials halted work and shifted TGIIC boards and equipment to the panchayat office.

Revenue Officer's Response

Yacharam Mandal Revenue Officer Ayyappa confirmed a total 14,000 acres of land was acquired during the BRS government for Pharma City: 10,000 acres in Nanaknagar, Tadipatri, Kurmaddi and Medipalli villages in Yacharam mandal, and 4,000 acres in Kandukur mandal.

The officer stated "There is a stay order, but it concerns 2,000 acre in these villages. The concerned land may not be the land on which the stay is in effect." He clarified records related to farmers, land acquisition and compensation are maintained by the Revenue Divisional Office and that acquired land has already been handed to TGIIC.

Land Acquisition History and Repurposing

During the BRS regime, the government had decided to acquire 19,333 acres across 10 villages in Yacharam, Kandukur and Kadthal mandals for Pharma City. Nearly 10,000 acres were identified in villages such as Nakkarthamedipalli, Nanaknagar, Tadiparti and Kurmidda in Yacharam mandal.

More than 7,000 acres were acquired, which now form part of the land being repurposed by the Congress government for Bharat Future City. As of February 2026, officials said land acquisition in Yacharam, Kandukur and Kadthal mandals was largely complete, with disputes pending only over 432 acres of patta land that are under court litigation.

Future City Development Authority Project

Bharat Future City is a 30,000-acre Net-Zero smart city developed by the Telangana government in the south of Hyderabad. The Future City Development Authority (FCDA) is the planning body for Telangana's Fourth City and began operations from June 2025.

Future City is planned in South Hyderabad beyond the Outer Ring Road, covering parts of Maheshwaram, Kandukur, Kadthal, Ibrahimpatnam, Manchal, Yacharam, and Amangal mandals. The project area spans approximately 765 sq km across 56 villages.

Farmer Resistance and Legal Challenges

Farmers from at least four major villages—Medipally, Nanaknagar, Tatiparthy, and Kurmidda—in Ranga Reddy district are actively putting up resistance against land acquisition for the project. Farmers from Kurumidda, Tatiparthi, Nanaknagar and Medipally had approached court and obtained stay orders.

The opposition has formally raised the question of whether land previously acquired under the Land Acquisition Act for Hyderabad Pharma City can lawfully be repurposed for Future City, a separate project. That legal dispute has not been resolved.

What is Next

The immediate issue is resolution of the competing claims over the 2,000 acres covered by court stay order and clarification on the scope of the stay. FCDA will serve as the sole authority to approve building layouts and infrastructure development within the Future City limits, though the legal questions surrounding land title and farmer consent remain unresolved as of July 2026.
