GMADA Opens E-Auction of 36 Commercial and Mixed-Use Sites Across Mohali Zones — July 2026

What Was Decided

The Greater Mohali Area Development Authority (GMADA) has launched an e-auction for 36 commercial and mixed land use (MLU) properties across key development zones, including Aerocity, IT City, Sector 62, Sector 66, Sector 67, Sector 79 and Sector 83. The auction, which opened recently, will remain live until August 19, offering investors and developers an opportunity to bid for a wide range of commercial assets.

This is a routine e-auction round conducted through GMADA's standard online auction process — it is not a new town-planning decision, land acquisition notification, or policy change. It disposes of already-notified commercial and MLU plots inside existing GMADA sectors and townships.

The Two Headline Plots

The highlight of the auction is the 27.78-acre mixed land use site in Sector 62, which has been listed with a reserve price of ₹1,214.16 crore. The property, which remained unsold during the previous e-auction, has once again been offered for bidding and is the most expensive asset in the current auction.

In total, GMADA has put 11 major mixed land use sites under the hammer. Among the prominent properties is an 18.19-acre site in Sector 83 Alpha, carrying a reserve price of ₹744.82 crore.

Other Properties in the Catalogue

Apart from mixed land use properties, GMADA has offered three hotel sites in Sector 66 Beta. A five-acre hotel plot has a reserve price of ₹139.59 crore, while two other hotel sites measuring 4.02 acres each have been priced at ₹112.23 crore apiece.

The authority has also listed three combined commercial sites in Sector 67 with a reserve price of ₹128.29 crore, along with another commercial site in Sector 79, carrying a reserve price of ₹114.48 crore.

The auction also includes several institutional properties aimed at expanding essential services in the region. Hospital sites located in Aerocity Block A, Sector 83 Alpha and Sector 79 have been put up for bidding. Additionally, a petrol pump site in Medicity, New Chandigarh, has been included in the auction catalogue.

Context: A Repeat Offer After GMADA's Record Round

This July 2026 round follows GMADA's first mega e-auction of the year. That earlier auction, which opened January 14, concluded in early March 2026 with 37 of the 42 properties on offer sold, collectively fetching Rs 3,136.97 crore — a premium of over 55 per cent against a cumulative reserve price of Rs 2,018.84 crore. Only five sites drew no bids in that round. The 27.78-acre Sector 62 mixed-land-use plot now heading this July 2026 list is one of the sites that failed to attract a winning bid then and has been relisted at the same reserve price.

How This Relates to Eco City-4 and Sector 87

This auction notice should not be confused with two separate, ongoing GMADA land actions in the wider New Chandigarh–Mohali expansion area that share overlapping branding:

• Eco City-4 land acquisition: GMADA has issued a Section 4(1) notification for Eco City 4, covering 526.03 acres across four villages — Kartarpur, Kansala, Rajgarh, and Boothgarh — in the Kharar tehsil of Mohali district. This is a preliminary land-acquisition notification for a future township, distinct from the plots being auctioned in this July 2026 round.
• Sector 87 commercial infrastructure land: GMADA's official notices list a separate, ongoing case for acquisition of land setting up Commercial Infrastructure in Sector 87 at SAS Nagar, currently at the hearing-of-objections stage under Section 15 of the land acquisition law. No Sector 87 plots feature among the 36 properties in this auction.

In short: the "36 properties" decision is a disposal/sale action on already-developed sectors, while Eco City-4 and Sector 87 remain at the land-acquisition stage as of the dates noted above.

Practical Effect for Bidders

GMADA's e-auctions follow a standard allotment sequence once bidding closes. In earlier rounds conducted by the authority, successful bidders would be allotted the sites on depositing 10 per cent payment, with possession handed over to them on payment of 25 per cent of the total bid amount. Bidders on the 36 sites listed this time — including the Sector 62 and Sector 83 Alpha plots — should expect to follow the same deposit-and-possession structure, though exact terms should be checked against the specific auction notice on GMADA's portal before bidding.
