What Happened: Environmental Green Light After Years of Delays

With environmental clearances now secured from the State Environment Impact Assessment Authority (SEIAA), GMADA is moving swiftly to initiate construction. After years of delays, the Punjab Housing Secretary has given the green light, marking the beginning of a new era in urban development for the region.

On April 17, 2025, the Aerotropolis City project by GMADA officially received environmental clearance, paving the way for the commencement of construction on what is being hailed as Mohali's largest township project to date. The project's recent approval from the State Environment Impact Assessment Authority eliminated the final obstacle to commence physical development. The decision to solicit bids and initiate work was made by the secretary (housing) after prolonged delays.

Who Decided: GMADA and Punjab Housing Secretary

The Greater Mohali Area Development Authority (GMADA) has taken a significant step towards transforming Mohali's urban landscape by inviting Expressions of Interest (EOIs) for the Aerotropolis Mohali City project. The Punjab Housing Secretary has given the green light, marking the beginning of a new era in urban development for the region.

Letters of Intent (LOIs) have already been issued, signaling the start of infrastructure work.

The Numbers: 5,500 Acres, ₹195 Crore Infrastructure Investment

Spread across 5,500 acres near Shaheed Bhagat Singh International Airport, this ambitious development is set to become a premier integrated township, blending modern infrastructure with eco-friendly living. The first phase (1,650 acres) is expected to be completed by April 2026, with full development taking several more years.

Grid roads contract awarded to M/s SBEIPL-HRG JV for ₹195 crore. Grid roads in Pockets B, C, D: ~40% complete. A senior GMADA official revealed that work on grid roads in A, B, C, and D blocks has already begun under issued tenders.

The Aerotropolis City will be developed across approximately 5,500 acres, covering land from eight villages near the international airport.

What Changes: First Airport-Centric Township in Punjab

Mohali Aerotropolis is a 5,500-acre master-planned township being developed by GMADA adjacent to Shaheed Bhagat Singh International Airport, Chandigarh. It is one of the largest planned townships in Punjab and the first airport-centric development in the state. The project is designed on the aerotropolis concept — a city built around an airport, where land use is organised around aviation-related commerce, logistics, residential, and institutional uses.

With Mohali's real estate market on the rise, and increasing demand for plotted developments near the airport, Aerotropolis City is expected to drive real estate growth not only in Mohali but also across the Tricity region.

The Aerotropolis enjoys prime connectivity, making it an ideal hub for residential, commercial, and institutional investments.

Phased Development: First Phase by April 2026

The township will be implemented in phases, with the first phase covering 1,650 acres across Blocks A, B, C, and D. Phase one alone covers 1,650 acres, out of which 927 acres are spread across pockets B, C, and D. Pocket A, however, remains under litigation due to the widely reported 'guava scam,' leaving it outside the scope of the present works.

The target for project completion has been set for April 2026.
