Sector 87 Mohali Commercial Hub: GMADA Notifies 196.4 Acres for Retail and Civic Centre

What Was Notified

GMADA's final notification covers nearly 197 acres of land in Manak Majra, Nanu Majra, Sohana and Sambhalki villages to develop a new commercial sector, Sector 87. Close to 196.4438 acres is being acquired across four village sources.

The acquisition sits within Mohali's active development corridor, adjoining the fully developed JLPL Sectors 90-91 on one side and the upcoming GMADA Sectors 88-89 on the other, with the district judicial complex in Sector 76 just across the road.

Strategic Vision

In planning circles, Sector 87 has long been discussed as Mohali's answer to Chandigarh's Sector 17, a central commercial and civic core where courts, offices, retail and entertainment would sit within walking distance of each other.

Once developed, it is expected to anchor footfall and business activity for the surrounding residential sectors, the kind of infrastructure push that tends to lift property values in a ripple effect across nearby localities.

Compensation and Rehabilitation

Families can choose a one-time payment of Rs 5 lakh or an annuity option, along with developed plots in new sectors and other rehabilitation benefits as applicable.

The rehabilitation and resettlement scheme, approved on May 8, 2026, mandates choice of annuity or a one-time payment at the lump sum rate of Rs 5 lakhs to each affected family and a resettlement allowance of Rs 50,000 to the family whose livelihood is affected.

Residential houses constructed on agricultural field would be given plots in developed sectors according to the Punjab Government's relocation policy.

Notification Timeline and Public Objections

The notification for the Sector 87 project was published in the Punjab Government Gazette and uploaded on the Greater Mohali Area Development Authority (GMADA) website on March 9, 2026.

Landowners and other stakeholders may submit objections within next 30 days.

The acquisition is in the hearing of objections stage under Section 15 of the Land Acquisition Act.

Broader Context: Sector 87 Within Greater GMADA Expansion

In one of the most ambitious urban expansion drives in the state's history, the Punjab government through GMADA has set in motion the compulsory acquisition of over 11,103 acres across Greater Mohali and New Chandigarh. The plan includes seven new townships, seven new sectors, three new pockets of Aerotropolis, and a new commercial city centre in Sector 87, Mohali.

While 3,535 acres of land will be acquired from Block E to J of the already developed Aerotropolis township spanning over 5,500 acres close to the Chandigarh international airport in Mohali, 1,890 acres will be acquired in Sector 120 to 124 and 859.89 acres will be acquired in Sector 84, 87, 101 (part), 103 and missing areas of Sector 76 to 80.

When Sector 87 rises as Mohali's Sector 17, when the Aerotropolis becomes the region's commercial engine, and when New Chandigarh emerges as a world-class township, Punjab will have its own answer to Chandigarh — bigger, bolder and built on its own land.
