GDA Aerocity township: from board preview to land pooling

As of October 2026, the Ghaziabad Development Authority (GDA) has moved the Aerocity township near Raj Nagar Extension from a board agenda item to an active land-assembly step. Reports ahead of the 17 August 2026 board meeting said the board would weigh how to acquire farm land, but later reports describe the mechanism as land pooling, which pays landowners in developed plots rather than cash.

What the board was set to consider

The Ghaziabad Development Authority board was set to examine proposals on Harnandipuram, Aerocity and Bandha Road, according to a BusinessToday preview dated 17 August 2026. The board was also set to evaluate proposals for acquiring land dedicated to Aerocity, alongside key infrastructure decisions concerning Bandha Road. The board was also expected to review the detailed project report for Aerocity.

GDA Secretary Vivek Kumar Mishra said that approval of these proposals would give momentum to connectivity and planned growth across the city's outer zones.

The preview said the land-acquisition framework would shape how quickly the project could move. Land assembly was described as the main obstacle. I did not find a published board resolution from the August meeting that explicitly approves the Aerocity acquisition or DPR. One later report says the board approved the project's funding pattern on 21 August, but it does not clearly tie that decision to the Aerocity land model.

What has happened since: land pooling begins

The more concrete step came later. The GDA took a further step on a Friday towards its Aerocity project. Land mobilisation through land pooling started after the first landowner gave consent in the presence of GDA Vice-Chairman Nand Kishore Kalal.

The affected area is planned at about 231 hectares in the villages of Morti, Ator and Mewla Agri. A Hindi report from September 2026 says the authority has marked 231.3710 hectares for the township and has invited objections from farmers and other landowners.

Under the pooling model, landowners do not receive direct monetary compensation for handing over their land. GDA plans to return 25% of the developed plots to landowners, in proportion to the land each contributed. The GDA Secretary said farmers and other landholders were given 15 days to give consent.

Scope and the stadium link

The township is planned next to a proposed international cricket stadium. The stadium would be built on 37 acres and would seat more than 30,000 spectators. An earlier report described the adjoining 380-acre Aerocity as an integrated urban hub. That figure does not match the 231-hectare footprint in the September reports, and I have not found an official document that reconciles the two. GDA says the township is meant to bring a mix of commercial, institutional and residential-related facilities to the area.

At a later board meeting, the authority also discussed acquisition of land owned by the Uttar Pradesh Cricket Association through land pooling, along with a draft MoU and feasibility report for the stadium.

Harnandipuram and road context

The Harnandipuram township was on the same agenda. The August preview put its area at roughly 521 hectares, with an initial allocation of Rs 2,384 crore from the state government. A later board report gives a proposed total area of 501.2173 hectares. These figures differ and should be checked against the official layout. A separate local report says the layout was approved and that this clears the way for the first phase of development near Rajnagar Extension. The embankment road is estimated at around Rs 185 crore, and the plan includes a six-lane embankment road along the Hindon River.

Frequently asked questions

What did the GDA board have to decide on Aerocity?

According to the August 2026 preview, the board was to look at proposals for acquiring Aerocity land and to review its detailed project report. The preview did not confirm the outcome.

How is the land being obtained?

As of September 2026, the GDA is using land pooling. Landowners give land without cash compensation and receive 25% of developed plots back.

Has the Aerocity township been formally approved?

I did not find a published board resolution confirming approval of the Aerocity DPR. Land pooling has started, which means the project is moving, but the full approval record should be checked with the GDA.

Where is the site?

The reported site lies near Raj Nagar Extension in the villages of Morti, Ator and Mewla Agri, next to the proposed cricket stadium.

How big is the project?

The latest reported footprint is about 231 hectares. An earlier report mentioned 380 acres. The two figures have not been reconciled.

What comes next?

The next steps are the completion of landowner consent, the finalisation of the land area and the DPR, and a timeline for the first phase. None of these dates is confirmed in the sources reviewed.
