GDA orders fresh survey of Morti-Ataur land for Ghaziabad Aerocity township after objections

The Ghaziabad Development Authority (GDA) has decided to run a fresh detailed survey of the land proposed for its Aerocity-themed township near Raj Nagar Extension, after more than 100 objections from residents of Morti, Ataur and nearby villages. The new survey will set the final land boundaries, and the earlier notices based on old records are now under review.

What happened

The GDA has decided to carry out a fresh, detailed survey of the land proposed for the Aerocity township. The first phase of the Aerocity township is proposed on more than 200 hectares of land, and the authority says the new survey will decide the final boundaries of the scheme.

Why the survey is being redone

The earlier survey relied on revenue records that showed the land as empty. Notices had been issued treating the land as vacant, based on records available at the first stage. After those notices went out, more than 100 people from Morti, Ataur and Nangla villages filed objections. Residents said that the records did not match ground reality. They said people had already settled on the land and that several houses had been built there. A separate Amar Ujala report said that the notices had turned up more than 200 houses, and that officials were considering leaving the populated part outside the scheme. The Aerocity scheme has slowed, with over 200 houses found on GDA notices, and a fresh survey is under way.

Who is carrying out the survey

The re-survey is assigned to a joint team. A joint team from the revenue department and the GDA will conduct the survey. Another report said the GDA has decided to re-survey the land after problems and farmer objections came up in the earlier exercise. The GDA decided to re-check its old survey after the objections.

What the project is and where it stands

The township is planned near the proposed international cricket stadium in the Raj Nagar Extension area. The township will be close to a Namo Bharat station. The project is estimated to cost about ₹2,812 crore, and farmers who give land under land pooling will receive 25% of the developed land back. In an early September 2026 report, the GDA Vice-Chairman said the board had cleared the proposal to acquire about 200 hectares in Morti, Ataur and Mewla Agri, at a cost of about ₹2,812 crore. Land-pooling terms are also set out in a separate report: landowners will not get direct cash compensation under the pooling model, and GDA plans to return 25% of developed plots in proportion to the land contributed.

Figures that do not agree across reports

Coverage of this project uses several different area figures, and readers should treat them with care. An April 2026 report gave 160 hectares of land across Morti, Ataur and Mevla Agri. A Tribune report described a 380-acre Aerocity township next to the stadium. The village name is also spelled differently across outlets: Mevla Agri, Mewla Agri, Ator and Mevla Agri in English reports, and Nangla in some Hindi reports. The August 2026 survey report is the reference that the GDA is expected to use, but its final figures had not been published when this page was prepared.

What is next (status as of October 2026)

The re-survey result is the step that will decide the final boundaries. Officials said the survey report was expected to be ready in about a week. Later reports show that the GDA moved on other parts of the project. A land-pooling announcement was reported on 11 September 2026. In October 2026, a Hindi news site reported that the GDA had started a detailed survey to connect the proposed Aerocity to Hindon Airport. We did not find a published result for the Morti-Ataur re-survey or confirmation of the final boundary as of this date. The status of the acquisition notification and the land-pooling consent process should be checked with the GDA before drawing conclusions.

Frequently asked questions

Why did the GDA decide to re-survey the Aerocity land?

Residents of Morti, Ataur and nearby villages objected to the earlier survey, saying that parts of the land are inhabited and that records showed it as empty. The GDA responded by ordering a fresh detailed survey before the final boundaries are fixed.

How much land is involved?

Reports give different figures. The first phase is described as over 200 hectares, and planning reports have put the total identified land at about 231 hectares. An April 2026 report had said 160 hectares.

Who will conduct the new survey?

A joint team from the revenue department and the GDA has been assigned to carry out the survey, according to a Hindi report from August 2026.

Will landowners receive cash compensation?

Under the land-pooling model described in September 2026 reports, landowners do not receive direct monetary compensation. Instead, GDA plans to return 25% of developed plots in proportion to the land contributed. Some parts of the project are described as acquisition, so the terms may differ by plot.

Has the Aerocity township been completed or started construction?

No. The sources describe planning, survey, land pooling and acquisition steps. We did not find any report of completed construction or an operational township as of October 2026.
