What LDA Decided on 16 June 2026

The Lucknow Development Authority has finalized plans to launch its Varun Vihar and Naimish Nagar housing schemes, with online registration opening for more than 3,100 residential plots in the first phase. The decision was finalized by LDA vice-chairperson Prathamesh Kumar on Monday. The LDA's own site notice on the rollout gives a first-phase figure of 3,105 plots for the two schemes together. Plots measuring 72 sq m to 450 sq m will be offered across two sectors in each project, with wide roads ranging from 18 to 60 metres built into both layouts. All plot allotments will be conducted through a lottery system, and applications must be submitted online through the LDA official website.

Naimish Nagar: Scope and Location

The proposed Naimish Nagar Yojna on Sitapur Road, spread over an area of 3681.6872 acres, will develop into a model of development, giving a new identity to the northern part of Lucknow. Naimish Nagar on IIM Road provides access to educational institutions and northern Lucknow's growth corridor. For land assembly, approximately 1486.689 hectares of land across 18 villages in B.K.T. Tehsil has been identified for the Naimish Nagar Yojna — though an earlier news report on the same project cited approximately 1084 hectares of land across 18 villages for the estimated Rs 4,785 crore budget, so readers should treat the exact hectare figure as unsettled pending a final LDA notification.

The 18 villages identified include Bhauli, Lakshmipur, Purba village, Purva, Sairpur, Farrukhabad, Kodri Bhauli, Kamalabad, Kamalapur, Palhari, Gopramou, Barumou, Dhatingra, Saidapur, West village, Dhobaila, Umrabhari, and Duggaur of BKT tehsil. Construction work for the first site office of the scheme has been completed in Purwa village of B.K.T. Tehsil. The estimated cost for land acquisition is approximately ₹4,785 crore, which has been approved by the Authority Board, and the Naimish Nagar scheme will provide residential facilities to approximately 3 lakh people.

Varun Vihar: The Companion Scheme

Varun Vihar is being launched alongside Naimish Nagar as part of the same decision. The Lucknow Development Authority is developing the largest residential scheme in the state, named the Varun Vihar Yojna, proposed over an area of approximately 6,580 acres near the Agra Expressway. The Varun Vihar Yojna will have a total of 25 sectors with underground services, where more than 15,000 plots will be created across its full build-out (only a share of these fall in the first-phase 3,100+ plot launch). Varun Vihar along Agra Expressway offers excellent connectivity to Delhi and other NCR cities, and it spans villages in the Sadar and Sarojini Nagar tehsils. Registry (Bainama) of approximately 450 bighas of land has been completed for the scheme, possession has been acquired for 105 bighas, and a compensation amount of ₹300 crore has been distributed to the farmers so far, with the process of registering land from 22,403 farmers also being carried out in a phased manner. Green spaces — over 980 acres will be developed as green belts, parks, and water bodies.

How the June 2026 Launch Fits LDA's Wider Plan

Varun Vihar and Naimish Nagar are among four major residential schemes approved under the Chief Minister's Urban Expansion Scheme, along with IT City and Wellness City. Once fully developed, these projects are expected to provide housing opportunities to more than six lakh people, and LDA has allocated ₹1,600 crore for land acquisition for these major schemes, signalling serious commitment to timely execution. LDA Vice President Prathamesh Kumar said the township will be developed as a modern suburb with facilities like wide roads, drainage, green belts, parks, schools, hospitals, marriage halls, community centres, playgrounds, commercial hubs, and solid waste management systems, and that the project will boost the industrial, health, education, and logistics sectors in northern Lucknow.

Land Acquisition Status: Notified vs Operational

As of the 16 June 2026 launch decision, both schemes remain at different stages of land assembly rather than fully operational, ready-to-occupy townships. For Naimish Nagar, under the Standard Operating Procedure, land acquisition will soon begin on a consent basis, with ongoing communication between officials and farmers, and LDA is buying land from farmers on a consent basis, directly paying farmers in cash rather than using the land-pooling model applied to IT City and Wellness City. For Varun Vihar, only a fraction of the total 6,580-acre footprint has registry and possession completed to date, as noted above. Buyers should treat the two schemes as being in an active pre-launch/registration stage, not as completed, ready-possession developments, and should verify current status directly on the LDA website before transacting.

Practical Effect for Prospective Buyers

These schemes offer a rare opportunity to purchase government-allotted plots at reasonable rates; LDA projects are generally priced lower than private builders, and allotments are conducted through a transparent lottery system. All plot allotments will be conducted through a lottery system, meaning chances depend on the number of applications received, so registering does not guarantee a plot. Applicants should keep documents ready before registration opens. Independent property-guide sites have reported indicative rates — one cites Varun Vihar plots starting around ₹3,252/sq ft and Naimish Nagar around ₹3,345/sq ft — but these figures come from third-party trackers, not from an official LDA rate notification, so they should be confirmed on the LDA portal before any commitment. Given ongoing land acquisition on both schemes, buyers are cautioned against pre-launch private-land deals in the scheme footprints without independent verification of title.

Frequently asked questions

What exactly did the LDA decide on 16 June 2026?

It finalized the launch plan for the Varun Vihar and Naimish Nagar housing schemes, opening online registration for more than 3,100 residential plots (an LDA notice puts the figure at 3,105) in the first phase, to be allotted by lottery.

Who made this decision?

LDA vice-chairperson Prathamesh Kumar finalized the decision on behalf of the Lucknow Development Authority.

What plot sizes are on offer?

Plots ranging from 72 sq m to 450 sq m, offered across two sectors in each of the two schemes.

How will plots be allotted?

Through online registration followed by a computerised lottery draw, so registering does not guarantee an allotment.

Is Naimish Nagar's land acquisition complete?

No. As of mid-2026, LDA was still acquiring land on a consent (cash-payment) basis across 18 identified villages in BKT tehsil for an approved cost of about ₹4,785 crore; this is not a completed, ready-possession township.

How big is Naimish Nagar overall?

LDA's own project page lists the scheme's area as 3,681.6872 acres on Sitapur Road, intended to house roughly 3 lakh people once fully developed.

How does Naimish Nagar relate to Varun Vihar?

Both were launched together under the same 16 June 2026 decision and are part of four major schemes (with IT City and Wellness City) approved under the state's Urban Expansion Scheme, though Varun Vihar is a separate, larger township (~6,580 acres) on the Agra Expressway.
