What was decided
A division bench of the Allahabad High Court ruled on 10 March 2025 in litigation that had run for roughly five years between YEIDA and Jaiprakash Associates Limited (JAL). The decision came after a five-year legal battle between YEIDA and JAL, and on March 10, a division bench of the High Court upheld YEIDA's right to revoke the land allotment while protecting the interests of third-party developers and homebuyers.
Despite JAL's argument for partial cancellation, the High Court on March 10 upheld full cancellation of the allotment. The court also went further than simply confirming the cancellation: it nullified all references to JAL in previous agreements, mandating fresh tripartite agreements among YEIDA, developers, and homebuyers.
Background: the original allotment and its cancellation
The land was allotted in 2008 for mixed-use development, including sports infrastructure, residential, and commercial spaces. JAL had initially been allotted the land in 2008 within a designated Special Development Zone (SDZ) and proposed to build an international sports township anchored around the Buddh International Circuit.
YEIDA's board first moved against the allotment over unpaid dues. The Yamuna Expressway Industrial Development Authority cancelled the allotment of 1,000 hectares of land to Jaypee group on which India's only Formula One motor racing circuit is built, over non-payment of dues, with the decision taken during YEIDA's 66th Board meeting. A further, formal cancellation of the Sports City allotment followed: on February 12, 2020, YEIDA cancelled JAL's allotment after the developer defaulted on payments totaling ₹3,621 crore, a figure JAL disputed. JAL disputed this claim, maintaining that its outstanding dues were only ₹1,483 crore, and later filed a writ petition seeking more time to clear payments. - The Allahabad High Court directed YEIDA to serve individual notices to all sub-lessees within 4 weeks and publish a public notice to ensure transparency.

As of the ruling, none of these projects were fully complete.
Who and what is affected

The 13 affected Sports City projects collectively involve 13,132 buyers across Sectors 25 and 19, with 9,902 sanctioned flats and 3,230 residential plots. Over 9,900 flats and 3,230 plots are involved across developers such as Gaur Sons, Imperia, Royal Hometown, and Solitaire Infra. Among the specific projects named: Imperia Homes Planners has 629 flats in Sector 25; Royal Hometown Planners has 480 flats, of which 224 have been sold; Pyramid Townships holds 615 units across two parcels.

Implementation: YEIDA's process after the ruling
YEIDA moved to operationalise the court's directions through an online application process. YEIDA maintained that it would proceed with implementation despite JAL's subsequent appeal. YEIDA officials emphasized that there is no Supreme Court stay on the HC order, stating: "Since there is no stay on the HC order, YEIDA is proceeding with the implementation of all directives."
What happened next: appeal and later developments
JAL did not let the ruling stand unchallenged. JAL has appealed, and the Supreme Court will now decide the final outcome. Following the March 2025 ruling, the matter moved to the Supreme Court, which is currently hearing the case and has sought YEIDA's response.
The Supreme Court also intervened on a narrower operational point relating to completion of the stalled JAL projects. A Supreme Court interim order paused YEIDA's move to appoint a new construction partner without its approval, with the next hearing scheduled for July 19.
In parallel, JAL's broader insolvency process has advanced independently of the land dispute. The National Company Law Tribunal (NCLT) has approved Adani Enterprises' Rs 14,535-crore resolution plan for Jaiprakash Associates Ltd, though the stalled Jaypee Sports City township remains caught in legal limbo. Adani's NCLT-approved resolution plan is a major development in the Jaiprakash Associates insolvency saga, but it is not an automatic fix for stalled townships like Jaypee Sports City.
