Home Story in Hoskote: 163 Premium 2 and 3 BHK Homes Open for Expression of Interest Ahead of Launch

Status: pre-launch with expression of interest open

As of late October 2026, the developer's website lists Home Story as "Coming Soon" with "EOI Open" and "RERA Applied". Expression of interest is the stage where buyers register interest before a formal launch and booking. The developer's site does not give a launch date, and the date on which the expression of interest opened has not been announced.

Until the project is registered with Karnataka RERA, the formal sale terms, approved plans and possession commitments have not been filed on the public RERA record. Buyers should check the registration number on the state portal once it is issued.

The developer describes Home Story as 163 premium 2 and 3 BHK homes across 1.5 acres, planned as upcoming residential towers with a basement, ground floor and 14 upper floors. The developer calls the layout Vastu-compliant and low-density.

Pricing context

No price band has been published for Home Story. For reference only, the developer's separate Green Boulevard project on Sarjapur Road, which is a completed-stage project in another part of the city, lists 2 BHK homes of 863 sq ft from ₹39.0 lakh and 3 BHK homes of 1,168 sq ft from ₹52.78 lakh, at about ₹6,781 per sq ft on one listing. These figures relate to that project and do not indicate Home Story pricing.

Area-level data published in mid-2026 put average Hoskote property rates at about ₹7,250 per sq ft as of June 2026, up about 34% year on year. New-launch projects in the area averaged around ₹7,450 per sq ft in mid-2026 according to the same type of rate data.

Location and road connectivity

Home Story sits on Hoskote's Chintamani Road, about 300 metres from the STRR. Hoskote lies on National Highway 75 and Old Madras Road, and the STRR section through the town is designated National Highway 648.

• STRR: The 80 km stretch between Dobbspet and Hoskote is operational, and the further 21 km from Hoskote to the Tamil Nadu border is under construction. The full 288 km ring road is due for completion in 2027.
• Bengaluru–Chennai Expressway: The Karnataka section, whose western end is at Hoskote, opened on 9 December 2024. Around 100 km was operational as of 2026, with full completion expected in 2027.
• Kempegowda International Airport: About 29 to 31 km away, typically 35 to 45 minutes by road via NH 648.
• City centre: About 27 km from the city centre by one measure and 32 to 35 km from MG Road by another.

Rail and metro

Hoskote has no railway station of its own. The nearest operational station is Whitefield, roughly 13 to 25 km away depending on the route measured. There is no operational metro line in Hoskote. The nearest operational Purple Line stations are Whitefield (Kadugodi) and K.R. Puram, about 15 km away.

A metro extension from K.R. Puram to Hoskote is in the feasibility stage. BMRCL was examining a route of roughly 16 km as of January 2026. Candidate stations under study include Budigere Cross, Kattamanallur Gate, Hoskote Toll Plaza and central Hoskote. A feasibility study comes before a detailed project report and government approvals, and construction has not started. No completion date has been set.

Infrastructure under way in the wider area

• Whitefield–Kadugodi underpass (Hope Farm, ₹35 crore): Work started in May 2026 on a long-delayed project.
• Peripheral Ring Road: Land acquisition was 60 to 70% complete by mid-2026, with construction expected between 2027 and 2029.
• Hoskote Road widening: A six-lane widening of Hoskote Road between Whitefield and Hoskote has been approved and is at the tender stage.

Nearby amenities

The area has schools including Capstone High School, Sri Chaitanya Techno School, Global Residential School and RTO Public School. Hospitals in the town include Ashwini Multispeciality Hospital and MVJ Medical College and Research Hospital, a short drive from the town centre. Retail includes Orion Uptown Mall and a Dream Mart hypermarket on Old Madras Road, and Decathlon is on the same road.

Industrial employers nearby include the Narasapura, Chokkahalli and Vemgal industrial areas and a Volvo factory. The area is linked to Whitefield, Budigere Cross and ITPL Main Road by road.

21st Castle is a Bengaluru-based residential developer founded in 2010. The developer's website says it has delivered over 10 lakh sq ft across two completed projects and lists four upcoming projects in Hoskote, Whitefield, Hennur and Bikkanahalli. Its completed Bengaluru projects include Green Boulevard on Sarjapur Road, a 3.09-acre development with around 336 units, and La Ville Township on Sarjapur Attibele Road. The developer places itself in the value housing segment.
