Project Overview

AATK Constructions has been appointed as the developer for the 34-acre Kamathipura redevelopment, to be executed through MHADA's Mumbai Building Repairs and Reconstruction Board (MBRRB). The plan covers approximately 34 acres and includes around 943 cessed buildings, many of which are more than a century old.

The plan seeks to replace hundreds of century-old, dilapidated structures with modern high-rise towers. As most plots are privately owned and landlords lack resources for independent redevelopment, the state government assigned the project to MHADA's repair and reconstruction wing.

Residential Entitlements

Each eligible tenant will receive a two-bedroom flat with a minimum 500 sq ft carpet area, while landlords will be allotted similar units for every 50 sq metres of land owned. For plots measuring between 51 to 100 sq metres, owners will receive two 500-square foot flats.

The locality currently houses 8,001 residents—6,625 residential tenants and 1,376 non-residential occupants—alongside about 800 landowners.

Rehabilitation towers for existing residents will rise up to 57 storeys, while the sale buildings will reach 78 storeys. The developer will receive development rights amounting to roughly 567,000 sq m, likely resulting in the construction of nearly 4,500 new housing units as part of the sale component.

Approval from the HPC and the state cabinet is anticipated in the near future, following which actual development work can commence on the ground. As of September 2026, cabinet clearance has not yet been publicly confirmed. No RERA registration number has been filed.
