Abhee Natura on Soukya Road: Plot Sizes, Prices, Approvals and Status

Abhee Natura is described in several places as a new launch, with a listing period that opened on 29 September 2025 and runs to 31 December 2026. The developer's own project page now carries a Sold Out label and says the project is STRR approved. Abhee Natura is sold out. The developer's page also lists the project as having 48 plots, while some listings give 49 or 50. The developer's count is the most recent one on file.

Plots, sizes and pricing

The developer's page describes plot sizes of 30x40 and 30x50 feet, with a limited number of odd-sized plots. Abhee Natura offered 30×40 and 30×50 plots, along with a limited number of odd-sized plots. Listing sites quote a 1,200 sq ft plot from ₹52.6 lakh and a 1,500 sq ft plot from ₹65.7 lakh, with a base rate of ₹4,400 per sq ft. Earlier listings showed higher starting figures, including ₹68 lakh onwards for 1,500 sq ft plots. Payment is described as time-linked.

Plot area is quoted as the plot size itself, not carpet or super built-up area.

Approvals and RERA position

The approval position is contested. The developer's project page says the project is STRR approved and is not RERA registered. A listing site describes the project as RERA-approved, but the same site also shows RERA status as not applied, and another listing shows it as applied with no registration number. Buyers should check the Karnataka RERA portal directly before relying on any registration claim.

Location and connectivity

The project sits off Soukya Road, a route that enjoys excellent connectivity to Whitefield, Hope Farm Junction, Kadugodi, Hoskote and other key destinations across East Bengaluru. Listings put the Hope Farm metro station about 15 minutes away and cite Whitefield (Kadugodi) metro terminal at roughly 5.3 km. The Purple Line stations in this stretch opened in March 2023. Listings also cite ITPL at a 10 to 12 minute drive and bus route 335E from Kadugodi to Majestic via ITPL Back Gate and Hope Farm.

Road infrastructure around the site

The Satellite Town Ring Road is the main road project near the site, but its timing is disputed. A mid-2026 report said about 80 km of the road between Dobbaspet and Hoskote is operational, with a 21 km greenfield section to the Tamil Nadu border nearly complete. A separate report had expected nearly half of the 288 km Satellite Town Ring Road to become operational by November 2026. The same mid-2026 coverage said the remaining 144 km section was still waiting for central approval and that the full road is unlikely to be fully operational before 2029.

The Peripheral Ring Road, now called the Bengaluru Business Corridor, is also moving slowly. The first tender package, a 19.8-kilometre stretch, received bids from Shankara Narayana Constructions and Vishwa Samudra Engineering in May 2026. Package 1 runs from Tumakuru Road towards Ballari Road, and the BDA is expected to invite tenders for Packages 2 and 3 by November 2026. The corridor needs about 2,560 acres of land. The BDA's completion targets are mid-2027 for the first phase and December 2027 for the full corridor, which carry execution risk.

Local market context

Land rates in the Soukya Road area are lower than in central Whitefield. Figures quoted for Soukya Road land run at about ₹4,450 per sq ft for January to March 2026, while Whitefield averages are reported at about ₹13,000 per sq ft, with a year-on-year rise of about 13 per cent in 2026. Rental yields in Whitefield are quoted at 3.2 to 3.8 per cent. Rental demand in the Soukya Road area is described as trailing Whitefield and Sarjapur because the main employment clusters are slightly farther away.

Amenities and layout

The developer lists a gated layout with 24-hour security, CCTV, jogging and walking tracks, an outdoor gym, a children's play area and landscaped gardens. Rainwater harvesting and a sewage treatment plant are listed, along with underground wiring and asphalt internal roads. The plots are described as Vastu-compliant and ready for registration. The project is marketed as a low-density layout with 48 to 50 plots.
