Adarsh Tropica Phase II in Choodasandra: Launch Status, Pricing and Location

Launch status

Adarsh Tropica Phase II was launched in December 2024 under its own RERA registration. The project is a separate registration from Adarsh Tropica Phase I on adjoining land, which was registered in October 2022. As of 25 October 2026, the project is listed as a new launch with units on sale.

Project listings still carry older 'pre-launch' wording. That language predates the RERA registration and does not reflect the current position.

Project layout and design

The project covers about 13 acres across six towers of basement, ground and 13 floors. The developer describes more than 80% of the site as open space, with a low-density layout. Developer material states the apartments are laid out to Vastu-compliant plans and that the floor-to-floor height is 2.85 metres.

Specifications on the developer page include a seismic zone II compliant RCC structure, vitrified tiles in the living, dining, kitchen and bedroom areas, ceramic tiles in balconies, utility and toilets, and a granite kitchen counter with stainless steel sink. Laminated wooden flooring is listed for the master bedroom. Developer material also lists 24-hour backup electricity for common areas, multiple lifts and EV charging points.

Amenities

The developer lists a clubhouse, swimming pool and pool deck, gymnasium, tennis and badminton courts, a jogging track, a multi-purpose play court, kids' play areas, a yoga deck, meditation hall, party hall, cafeteria and landscaped gardens. Security features listed include entrance gates with security cabins, intercoms, CCTV monitoring and fire safety systems. Rainwater harvesting and a sewage treatment plant are also listed.

Configurations and prices

Some listings quote a saleable-area rate of ₹11,470 per square foot. Payment terms and booking amounts for Phase II are not published in the developer material, so buyers should request the current payment schedule from the developer in writing.

Possession and RERA

The Karnataka RERA registration gives an expected possession date of 1 July 2029. The registration is valid through 31 July 2029. Buyers should check the registration details on the Karnataka RERA portal before committing, as the project's survey numbers and approvals are listed on the registration certificate.

Location and connectivity

The site sits at the point where Chikkanayakanahalli, Choodasandra, Carmelaram and Hadosiddapura meet, in Varthur Hobli. The developer describes the location as about 1.7 km from Sarjapur Main Road. Carmelaram railway station serves localities along Sarjapur Road. Bus routes run along Sarjapur Road and Gattahalli Road.

Sarjapur Road is commonly described as a corridor with heavy traffic at peak hours. Nearby schools, hospitals and malls cited in developer and listing material include Narayan eTechno School (about 600 m), Savstha Hospital (about 1.5 km) and Inorbit Mall (about 2.2 km).

Infrastructure pipeline

The proposed Sarjapur–Hebbal Red Line (Phase 3A metro) is a 36.59 km corridor with 28 stations. Karnataka's cabinet cleared the project on 6 December 2024. The detailed project report was revised in October 2025 to ₹28,405 crore. The corridor is awaiting Union Cabinet approval, which is expected by the end of 2026. Estimated commissioning spans 2030 to 2033, so it is not yet operational. The Blue Line extension is under way, and the Sarjapur Road widening and white-topping works have no published completion date.

Adarsh Group was founded in 1988 by BM Jayeshankar and is based in Bengaluru. The group's website reports 29 completed projects and 14 ongoing projects. Its Bengaluru portfolio includes Adarsh Welkin Park, a 51-acre gated township, and Adarsh Garden Estate at Gattahalli, a 27-acre BDA-approved gated community. Its first Tropica phase sits next to Phase II, which allows buyers to see a nearby project in progress.
