Status: pre-launch, with a stated launch date that has passed

The developer's own wording keeps Adarsh Urbanite at pre-launch. The developer's site invites visitors to register for pre-launch pricing and the brochure. A second project site gives an official launch date of 1 June 2026 but still shows pre-launch pricing as on request. As of 28 October 2026, no launch with published prices has been reported for the project, so buyers should treat the status as pre-launch.

Adarsh Urbanite is offered on a construction-linked payment basis, meaning instalments follow the work completed on site. The payment plan's stage split has not been published.

Scale, towers and configurations

The project is described as a 40-acre integrated residential township with 30 towers of 2 basements, ground and 15 floors. A total of about 2,800 apartments is listed for sale. The developer states six apartments per floor with multiple orientations, 80% open area with green cover, and a floor plan efficiency of 73%.

Three configurations are offered: 2 BHK with 2 toilets, 3 BHK with 3 toilets and 4 BHK with 4 toilets. The super area for each is listed as on request, and carpet areas have not been published. East-facing, pool-facing and park-facing units are offered, and the developer says pool- and park-facing units carry additional charges.

For reference, the same developer's Adarsh Parkland in Panathur lists 2 and 3 BHK super areas of 1,475 to 1,855 sq ft. That is a different project and does not indicate the size of Adarsh Urbanite units.

Price and charges

Prices for the 2, 3 and 4 BHK configurations are on request. The price page refers to available offers, but none are specified. The developer's site says a buyer pays GST at 5% under current rules, legal and documentation charges at agreement, and stamp duty and registration at prevailing Karnataka rates.

For comparison, the developer's Adarsh Lakefront Phase 3 in Bellandur lists a 3 BHK at ₹3.40 crore for 1,915 sq ft, with occupancy certificate received and immediate possession. That project is ready to move in and is not the same as Adarsh Urbanite.

Approvals and RERA

As of October 2026, the project is not registered under RERA. A second project site shows the RERA number as “Coming Soon”, and an aggregator listing says K-RERA registration is awaited. The second site also says the project is BBMP approved, but no approval number or date has been given. No occupancy or completion certificate has been issued, as the project is pre-launch.

Because the project is not yet registered, no RERA-stated possession date is available. The developer's stated possession target is July 2031.

Amenities and specifications

The developer lists a 50,000 sq ft clubhouse with a swimming pool, gymnasium, yoga deck, spa with steam and sauna, tennis court, badminton, a basketball court with lighting, a jogging track, indoor games, kids' play areas and activity and creative rooms. Other listed features include 24/7 CCTV and trained security staff, car-free internal pathways, rainwater harvesting, 24/7 power backup, and 24/7 water supply from borewell, BWSSB and rainwater harvesting.

The structure is described as Mivan construction. A full specification sheet covering flooring, fittings, lifts and electrical brands has not been published for this project.

Location and connectivity

The project sits on Bellandur Lake Road, near Bellandur Lake and next to Prestige Beta Tech Park. The Outer Ring Road, Old Airport Road and Sarjapur Road are in the vicinity. The developer says Indiranagar 100 Feet Road is a 16-minute drive away, and Bellandur Road Railway Station is within 4 km.

The area has a cluster of IT offices, including RMZ Ecospace, Intel, RMZ Ecoworld and Embassy TechVillage.

Infrastructure: what is planned and what is due

Several transport projects are planned around Bellandur. The status below is as of 28 October 2026.

Metro connectivity is the main transport upgrade cited for the locality. None of these stations is operational as of this report.

Developer background and track record

Adarsh Group was founded in 1988 by B.M. Jayeshankar and describes itself as a Bangalore-based developer. It states that it has completed 33-plus projects totalling over 29.61 million sq ft. A 2026 developer ranking cites 13,000-plus customers.

Independent records give a mixed picture. A RERA-based tracker records 55% of registrations as overdue, with an average slip of 27 months. A 2021 report records an enforcement directorate asset attachment against the group. Buyers should check the developer's RERA filings for Adarsh Urbanite once registration is granted.

Adarsh Palm Retreat in Bellandur and Adarsh Palm Meadows, an 88-acre villa community, are listed among the developer's delivered Bengaluru projects.

Locality demand context

The developer's sister listings in Bellandur include Adarsh Rosewood, priced from ₹16,200 per sq ft, and Adarsh Palm Retreat Mayberry, with 3 BHK units priced between ₹2.99 crore and ₹3.41 crore. Average monthly rents for flats in Bellandur are listed at ₹16,500 to ₹1.7 lakh, with no date given for that range. Market commentary expects Bellandur's real estate market to grow with metro connectivity and IT hub proximity, but that is a forecast, not a measured trend.
