Amberstone has put Amberstone Lake One, a 194-apartment lakeside project on Kanakapura Road in Anjanapura, into its pre-launch stage, with an expression of interest window open to a limited number of buyers. The developer's latest update, dated 26 June 2026, gives a starting price of Rs 1.15 Cr and a possession target of December 2028.

Status and booking window
As of the developer's update dated 26 June 2026, Amberstone Lake One is in its pre-launch stage. The developer's homepage carries the message "Now Open for Pre-Launch". The project is open for a bankable expression of interest of Rs 2 lakh.
According to the developer, the expression of interest gives priority unit selection, pre-launch pricing benefits and first access to a limited number of lake-facing homes. The developer does not publish a specific discount figure for the pre-launch phase.
No launch date has been published. Some third-party listings use different status labels for the project, but the developer's most recent statement is the basis for this report.
Regulatory status
The project is not yet registered under RERA, the state real estate regulator. One listing reports the registration as in process. A buyer-side report says early expression-of-interest holders waited about eight months for RERA approval, though it does not give a registration number. The developer's page does not list a RERA number for this project.
Three other RERA numbers appear on the developer's website for other projects and a marketing partner. They do not apply to Amberstone Lake One.

The developer lists three configurations with the following super built-up area (SBA) ranges:
- 2 BHK: 1,200 to 1,250 sq ft, with 2 bedrooms and 2 bathrooms
- 2.5 BHK: 1,300 to 1,500 sq ft, with an extra room that can serve as a study or nursery, and 2 bathrooms
- 3 BHK: 1,600 to 1,880 sq ft, with 3 bedrooms and 3 bathrooms; lake views are available in some units
The developer's page states "from Rs 1.15 Cr onwards" as the starting price, updated 26 June 2026. Older pages quoted a 2 BHK start of Rs 1.09 Cr to Rs 1.10 Cr; the 26 June 2026 figure supersedes them. The developer's page says the price includes one car parking space per unit. The developer also states that there is no pre-EMI option.
The developer describes a construction-linked payment structure, with payments tied to construction stages. The page does not list the stages or their percentages.
Project scale and amenities
The site covers 2.2 acres and includes three blocks of 2B+S+22 floors with 194 apartments in total. The developer describes the layout as Vastu-compliant with no common walls between homes, and says more than 75% of the site is open space.
The developer lists over 40 lifestyle and wellness amenities, including:
- A meditation pavilion, yoga lawn, reflexology pathway, zen garden and aroma garden
- A sculpture court, a plumeria tree court with seating, and a mini forest with native and fruit-bearing trees
- A swimming pool and a kids' pool, plus a studio space for yoga
The developer's homepage and project page describe the lake as the project's main feature, with lifetime lake views from select residences.
A buyer-side report says the tower height was revised from 14 to 22 floors in late 2025. The developer's current page gives the 22-floor configuration.
Location and connectivity
The project is in JP Nagar 9th Phase, in the Anjanapura area of south Bengaluru, off Kanakapura Road. According to the developer, Doddakallasandra Metro Station and Konanakunte Cross Metro Station are each about five minutes away.
A locality guide puts Silk Institute Metro Station on the Green Line about 3.5 km away, roughly 10 minutes by cab or auto. Kanakapura Road and the NICE Road are both within about 3 km. Bannerghatta Road is also in the wider road network.
A road-widening project on Anjanapura's approach to the Kanakapura artery is underway. The locality guide expects it to ease peak-hour bottlenecks by late 2026.
Infrastructure in the wider area
- JP Nagar–Hebbal corridor: a proposed 32 km corridor, per the locality guide. It is at the proposal stage; no completion year has been set.
