Launch status
Aparna Privé is at New Launch stage. The developer announced on 19 June 2026 that bookings were open, and the project was listed for sale from that date. Construction is under way, and the project has not yet been handed over to buyers.
Some listings place the project under Dundigal rather than Kompally. The developer's own project page and most listings use Kompally, and this article follows that.
Project layout and scale
The project is a gated residential community of individual villas, with no towers. The developer describes it as 38 villas on about 8 acres and says each villa is G+2, with east- and west-facing homes. The developer's amenity FAQ refers to G+4, which conflicts with its own overview; the G+2 figure is the one used here.

The developer lists a clubhouse with a multipurpose hall, a gym, yoga and meditation room, squash, badminton, pickleball and table tennis courts, billiards, a preview theatre, guest rooms and a hobby room. Water sports and pool facilities include a swimming pool and a separate kids' pool.

Kompally is a residential suburb in the Medchal-Malkajgiri district, North Hyderabad. The project has direct access to National Highway 44, which runs toward Nagpur and north India. The Outer Ring Road, an eight-lane 158 km expressway, loops around Greater Hyderabad.

- Metro: no metro station in Kompally is operational. Metro corridors are at planning stage (see below).
- Commute: the developer's area guides put peak-hour travel to HITEC City at 35 to 50 minutes.
A sister project, Aparna Greenscapes in Kompally, sits about 0.5 km from Delhi World Public School and about 2.4 km from Raichandani Mall. These distances are measured from that sister project, not from Aparna Privé. A locality guide cites five top-tier schools within 3 km of Kompally. The Kandlakoya Gateway IT Park, a TSIIC-developed project, is planned about 5 km away.
Infrastructure in the pipeline
The following projects were at planning or construction stage as of October 2026. None is operational yet.
- Paradise–Medchal corridor (Metro Phase 2B): a 23 km elevated line with 18 stations, running through Kompally. A detailed project report has been submitted to the Central Government and approval is pending. Completion estimates range from 2030 to 2031.
- JBS–Kompally extension (Red Line): about 11.5 km with stations at Bowenpally, Suchitra Junction, Alwal, Bollaram and Kompally. The detailed project report is complete and land surveys were under way in early 2026.
- Metro Phase III, Paradise–Kandlakoya via Kompally: 12 km with 10 stations at an estimated cost of ₹4,400 crore, according to an older report.
- NH-44 signal-free corridor: scheduled for completion in late 2026, removing three signals between Suchitra and Bowenpally.
