Ashiana Aravali in Jagatpura, Jaipur: Launch Details, Price Band and Possession Timeline

Launch and current status

Ashiana Housing Limited announced the launch of Ashiana Aravali in Jaipur on 30 May 2025. In its Q1 FY26 business update, the company said it had sold 30 of the project's 50 units, covering 0.745 lakh sq ft and valued at ₹56.26 crore.

The developer's project page now lists the project as under construction in Phase 1, with possession targeted for August 2028. The project is marketed as a new launch. No percentage of construction completion has been published.

Project scale and layout

The project covers 1.09 acres (4,415 sq m) and consists of eight high-rise towers of ground plus 44 floors. The developer describes a low-density layout with about 77% open area and 50 residences in total. The project has about 100 car parking spaces across the basement and ground levels.

Configurations and sizes

• 3 BHK + 3 toilets: super area 2,312 sq ft (214.87 sq m); carpet area 1,534 sq ft (144.35 sq m).
• 4 BHK + 4 toilets: two configurations of 2,641 sq ft and 2,630 sq ft. The project site labels these as carpet area. The developer has not clearly labelled the 4 BHK sizes as carpet or super area.

Each apartment has a utility cum storeroom and a powder room in addition to its bathrooms. The developer has published a 3 BHK flat layout on its project page.

Price band

The developer's current project page gives an overall price band of ₹179.52 lakh to ₹254.27 lakh. The 3 BHK band runs from ₹179.52 lakh to ₹193.72 lakh, and the top of the overall band is set by the 4 BHK units. The page is undated.

At the launch on 30 May 2025, the developer quoted 3 BHK units at ₹1.75 crore and 4 BHK units at ₹2.55 crore. Payments are linked to construction progress, with customer advances funding part of the build alongside the company's internal capital.

Approvals and registration

The developer names RERA registration RAJ/P/2025/3678 for the project. The project is being developed by Ashiana Greenwood Developers, a partnership firm of Ashiana Housing, which holds full ownership of the land and development rights. The land is Plot/Khasra No. 90 in Village Todi, Ramjanipura, Jagatpura.

Union Bank of India has listed the project as approved for construction-stage financing.

Location and connectivity

Ashiana Aravali sits in the foothills of the Aravali range near the CBI railway crossing and CBI Phatak in Jagatpura. The developer cites views of the Aravali hills as a key feature, and the project is close to Malviya Nagar.

• Jaipur International Airport: about 5.5 km, roughly 15 minutes by road, per a listing figure.
• Getor Jagatpura railway station: about 2.5 km, roughly 5 minutes.
• Khatipura railway station: about 7 km via Ganga Marg.
• Vivek Vihar Metro station on the Pink Line: about 15 km. No metro station is within short distance.
• Road access: Airport Road, Mahal Road, NH 21, NH 52 and the Jaipur–Kota road. The developer also cites access to the Delhi–Mumbai Expressway.

Nearby commercial and institutional names include Sitapura Industrial Area, JNU, Allen, Hero MotoCorp, World Trade Park, JTM Mall and Capital Galleria.

Infrastructure in the area

• Jaipur Metro Orange Line: a 41 km line with 35 stations, linking Jaipur International Airport, Gandhinagar railway station and Sitapura. It is in the planning stage. The nearest station, Kumbha Marg, is about 6 km away. No completion date has been announced.
• Jaipur Metro Phase II: a 41 km corridor approved by the Union Government with an investment of Rs 130.38 billion. No expected completion date has been set.
• Delhi–Mumbai Expressway: NHAI lists a 1,352 km access-controlled, eight-lane route, with 594 km operational and 1,273 km under construction.
• Jaipur spur: a 67 km four-lane spur from Bandikui. Land acquisition began in April 2021 and the construction contract was awarded in March 2022. No completion date has been announced.
• Locality park: more than 50 acres of Jagatpura has been earmarked for a new park.

Local market

Average asking prices in Jagatpura were ₹4,865 per sq ft in June 2026, down 2.54% from the previous period. The average rose from ₹4,724 per sq ft in March 2025 to ₹4,876 per sq ft in December 2025 before easing. Ready-to-move homes average ₹4,446 per sq ft. Estimated rental yields are about 5% to 5.5%.

Ashiana Daksh Phase 1, another Ashiana project in Jagatpura with 539 units on 6.55 acres, is listed as ready to move from ₹54.50 lakh plus charges.

Ashiana Housing was incorporated on 25 June 1986 as Ashiana Housing and Finance (India) Limited and took its present name in 2007. It is listed on the BSE (523716) and NSE (ASHIANA) and is headquartered in New Delhi. The company reports 54 residential and commercial projects in its portfolio, 17 of them in Jaipur.

Its other Jaipur projects include Ashiana Oma, Ashiana Nitara, Ashiana Ekansh, Ashiana Daksh Phase 1 and ONE44. In its Q2 FY27 update, the company reported bookings of 9.46 lakh sq ft worth ₹834.40 crore for 525 units across its portfolio.

The developer lists the following amenities: a swimming pool with a children's pool area, a gym, a multipurpose hall, a party hall, pickleball, a kids' play area, a jogging track, a senior citizens' walking track and sitting area, indoor games, co-working spaces and quiet zones.

Specifications include an earthquake-resistant RCC frame, vitrified tile flooring, UPVC sliding windows, digital main door locks, modular switches with concealed copper wiring, AC points, DG power backup in each unit, 24x7 water supply, high-speed elevators, and 24/7 security with CCTV and gated entry. Green features include rainwater harvesting, drip irrigation, a sewage treatment plant and an organic waste converter.
