What has been announced

Ashiana Housing Ltd has announced the launch of Phase 3 of Ashiana Vatsalya, which the company calls its premium Active Senior Living project in Chennai. The new phase further expands the company's senior living offering in the city, building on the strong response received by the earlier phases of the project.

The release adds that with the launch, 168 new units are being added to Ashiana Vatsalya. The launch was announced on 24 October 2026, two days before this article was prepared.

Configuration and price

The new phase will offer 168 residential units across 1,2&3BHK configurations, with prices starting from ₹85 lakh and going up to ₹1.69 crore. The project's public listing pages show a wider whole-project range of ₹76 lakh to ₹1.68 crore, which covers all phases and may be updated separately from the launch figures.

Across the project, unit sizes are reported at 891 sq ft for a 1 BHK up to 1,530 sq ft for a 3 BHK.

Location and connectivity

The project sits inside Mahindra World City, a planned township on GST Road (NH-32), also called the Grand Southern Trunk Road. Paranur Railway Station lies within the township and is on the Chennai suburban network. The site is close to Kolavai Lake, and the developer says a significant share of homes will have lake views.

The developer's launch release puts the location in the context of the wider area, which has been growing as an industrial and residential hub. Buyers commuting to central Chennai should expect a drive of roughly 45 to 50 km to the city centre.

Scale and the phases so far

The whole development covers 17.9 acres, with 6.3 acres of landscaped open areas and a 41,900 sq ft clubhouse with dining facilities, a gym, swimming pool, wellness zones and cultural activity spaces.

The first phase includes 258 thoughtfully designed homes with senior-friendly features. The project was described at its early launch as being delivered in five phases over eight years with each phase completed in around 2 to 2.5 years.

Phase 2 was launched in the third quarter of the company's financial year 2026. Vatsalya Phase-II (Chennai) was launched in Q3 FY26 with 149 units sold (2.67 lakh sq. ft., Value of area sold ₹198.62 crore) out of the total 402 units. The developer says that together, Phase 1 and Phase 2 have sold 367 units to date, generating a sales value of more than ₹ 314 crore.

Timeline and investment

The developer's stated target is construction scheduled for completion by March 2029, for an estimated investment of about ₹100.41 crore in Phase 3. The developer's project page gives a September 2028 possession date for Phase I, which is a separate phase from this launch.

The release says the phase will be funded through IFC, and that demand is expected from both end-users and investors.

Amenities and design

The release lists clubhouse, 6.3 acres of landscaped and park areas, and 40+ lifestyle and sports amenities. The developer's project page names lawn tennis, board games, net cricket, yoga lawn, hobby garden, kids play area and acupressure pathway among shared facilities, and notes that dining hall, multipurpose hall and carrom, table tennis and pool are part of the clubhouse. The project's own design notes say 66 per cent of the homes are open on three sides for better ventilation and natural light, although the Phase 3 share of such units has not been reported separately.

Demand and developer context

The developer frames the new phase as a response to demand. Its joint managing director said that Phase 3 builds on this experience and gives us an opportunity to serve the growing demand for quality senior living in Chennai. Ashiana Housing has also said that it has sold over 900 homes across its existing senior living communities, as stated at the time of the first Vatsalya launch.
