Status: upcoming, not yet launched

The Ashwin Sheth Bannerghatta project is listed as upcoming and is still at the pre-launch stage. Listing updates from July 2026 show a launch expected around that month, but the project had not been formally launched as of the latest update we reviewed.

The only booking route stated is an Expression of Interest on a first-come, first-served basis, with an EOI amount of ₹5 lakh. Buyers should treat this as a pre-launch commitment process rather than a registered sale.

Developer background

Ashwin Sheth Group is headquartered in Mumbai and was established in 1986. Bannerghatta Road is the group's first Bengaluru project. The company announced the plan as a mixed-use development with a 29-floor residential tower and a separate commercial tower, positioned as its first entry into the Bengaluru market.

Trade reporting from earlier in the group's expansion said it was planning to invest in new cities including Bengaluru, and that it was close to launching three projects there at that time. That report also described a planned initial public offering. The company's FY24 sales revenue was reported at ₹1,486 crore.

Planned buildings and layout

The plan has two parts: a residential tower and a commercial block on about 5.2 acres. One set describes a G+28 residential tower with 262 homes and a 99.5 metre height for the G+29 variant. Other listings give 230 or 250 homes and different tower counts, so the unit count and floor count should be confirmed against the RERA filing once it is made.

The commercial block is described as having two basement levels, a ground floor and six upper floors, at about 26 metres. The lower four residential floors are described as a commercial podium. Habitable apartment floors are listed as starting at the ninth level. Listings describe open space at about 85% of the land and four units per floor.

Homes, amenities and specifications

Listed amenities include a clubhouse of about 15,000 sq ft over three storeys, a swimming pool, a kids' pool, a gymnasium, multi-sports courts, a skating rink, a mini theatre, an amphitheatre and a cafeteria. Upper-level amenities are listed on the eighth-floor podium and the rooftop, and total amenity count is given as 54 or more.

Specifications in listings include a seismic-resistant structure, vitrified tiles in living areas, a modular kitchen with granite platform, aluminium-glazed windows, concealed wiring, and four standard lifts in each block. Architect and landscape designer names are also not given.

Location and connectivity

Bannerghatta Road is one of the main arterial roads in the southern part of Bengaluru and runs through Arekere. The project is described as near the Outer Ring Road connection, which gives access to commercial and residential areas in South Bengaluru. Listings also point to access to NICE Road.

The Green Line's Jaya Prakash Nagar station is listed at about 1.5 to 2 km from Arekere, with Yelachenahalli about 3.9 km away and JP Nagar about 4.7 km. The Pink Line, which runs along Bannerghatta Road, is listed as not yet open, with stations planned at Hulimavu, IIM Bangalore and Kalena Agrahara. Kempegowda International Airport is about 50 to 60 km away, and IIM Bangalore is about 2 km by road.

Pricing and RERA position

The indicative rate is about ₹18,000 per sq ft, and final pricing is to be locked at launch. Listings for the same site quote different entry prices and per-square-foot ranges, so those figures should be treated as indicative only.

As of June 2026, no Karnataka RERA registration had been filed for the project. The project name and registration number are also still to be confirmed. The RERA position should be checked on the Karnataka RERA portal before any booking decision.

Demand and locality context

Arekere sits on Bannerghatta Road, which has become one of the more active residential corridors in South Bengaluru. Trade reporting on the project described the corridor as seeing growing residential demand, though that is a developer and market view rather than an official measure.

The Arekere area is adjacent to Arekere Lake, which covers about 38 acres. Around 6 acres of the lake were being restored in 2023. The lake is one of the features cited in project listings, along with lake-facing upper floors.
