Listings do not agree on the launch date. One listing gives September 2023 as the launch date, while other listings label the project New Launch. Buyers should check the date against the RERA registration before relying on either label.
As of 29 October 2026, the project has not reached possession. The developer's scheduled possession date is 31 December 2028, and no occupation or completion certificate has been reported.
Developer and RERA registration
Krishna Buildtech is the company behind the project. The Atlantis brand is used for its Zirakpur projects, and some listing sites also name the group as Krishna Builders & Promoters or Atlantis Group.
Atlantis Heights is registered with the Punjab Real Estate Regulatory Authority under number PBRERA-SAS79-PR1057 for Phase 1. Buyers should check this number on the official RERA Punjab portal. Other Krishna Buildtech projects carry different registration numbers, including Atlantis Grand (PBRERA-SAS79-PR0976) and Atlantis Three Sixty (PBRERA-SAS79-PR1159).
A SquareYards page lists the same High Ground project as Krishna Atlantis Heights, and a homziio listing uses the same project name.
Configurations and base selling price
Listings describe 3 BHK apartments with a super area of 2,106 sq ft and a carpet area of 1,130 sq ft. The developer's site describes 3+1 BHK layouts in dual core and quad core plans. Scale, layout and specifications
The project sits on 2.5 acres with eight towers. Each tower has a stilt level and 14 floors, for a total of 158 units in a single phase. Open area is 30% of the site.
The towers are built with MIVAN construction, which the developer says allows faster build times. Each unit has a modular kitchen of 11 x 8 ft, three toilets, two dressing areas, a 6-ft wide main balcony and a 6-ft wide utility balcony. The master bedroom is listed at 11 x 16 ft, with a drawing and dining area of 20 x 16 ft.
Each residence has dedicated power backup of 5 KVA. Parking is in a double basement.
Amenities and design
The project lists a resort-style clubhouse, a swimming pool and a gymnasium. The developer describes an architectural skywalk linking the towers at the 9th floor level, which it calls Zirakpur's first, and says each apartment opens to views of an adjoining reserved forest of more than 65 acres.
The skywalk and club membership carry a separate charge, as noted above.
Location and connectivity
The site is on High Ground Road, which runs off Patiala Highway. Listings give immediate access to the Patiala-Zirakpur Highway, PR-7 Airport Road and the Chandigarh-Ambala expressway.

Infrastructure under way
The Zirakpur-Panchkula bypass is a 19.2 km six-lane road. The Cabinet Committee on Economic Affairs approved it on 9 April 2025, at a capital cost of Rs 1,878.31 crore. According to the trade press, the bypass is expected to be operational by early 2028. A 10.3 km spur to the Ambala-Chandigarh expressway is expected by late 2027.
Other planned works include a six-lane PR-7 road connecting Zirakpur to Mohali and New Chandigarh, a 200 ft road from Dayalpura to Mohali, and an 82 ft road linking High Ground Road to Airport Road and Aerocity.
Local market context
Listings put the average asking price on High Ground at about Rs 5,900 per sq ft. Monthly rents on High Ground range from about Rs 17,000 to Rs 42,000, with a 3 BHK at about Rs 26,600 a month. At the base selling price, that rent implies a gross yield of about 2.1%, by our arithmetic.
