Status and timeline

Project listings date the launch to July 2022, with the project start recorded as 13 April 2023. The Surat Municipal Corporation approved the building plan on 23 April 2024.

Several portals tag the project as a new launch and show a new booking label, but those tags carry no date. The 99acres listing describes the project as under construction, and the developer's page presents it as an active residential project. The sale price band and status labels therefore come from different portals and should be read together with the RERA record.

Configurations and payment plan

The 3 BHK units have a carpet area of 1,437 sq ft and the 4 BHK units have 2,016 sq ft. The 4 BHK layout includes four bedrooms along with a pooja room, a servant room, a study and an extra room. The 5 BHK penthouse range is listed at 5,900 to 6,800 sq ft.

The quoted price band is Rs 1.30 Cr to Rs 1.60 Cr for the 3 and 4 BHK units. One aggregator page shows price on request instead of a band. Listings also describe a 10:90 payment plan, which means a 10% booking amount and the balance payable at possession. On the 3 BHK price of Rs 1.30 Cr, the booking amount works out to about Rs 13 lakh.

Some listings show charges above the base price, such as Rs 1.3 Cr plus and Rs 1.6 Cr plus, without a breakdown of what they include.

RERA and approvals

The project is registered with Gujarat RERA under the number PR/GJ/SURAT/SURAT CITY/SMC/RAA13387/230424/311229, and one registration covers the whole project. The developer's project page gives this number and directs buyers to the Gujarat RERA portal for verification.

The land is described as R.S. No. 194, Moje Dumas, Taluka Majura, Surat City. Kotak Mahindra Bank's list of approved housing projects in Surat includes Avadh Onella under Avadh Group.

Location and connectivity

The project sits on Dumas Road, near Avadh Utopia and across from the airport-side road. Surat International Airport is a few kilometres away by road, and the Gaurav Path expressway, built by the Surat Municipal Corporation, links Surat with the airport, Magdalla Sea Port and Dumas village. It replaced the earlier Surat-Dumas road.

Bhestan railway station, on the Western Railway main line, is about 10 km from Surat railway station. The route from Surat railway station to the airport is about 17 km and takes roughly 30 to 35 minutes via Ring Road and Dumas Road. BRTS Route 216 runs between Chowk and Dumas.

Nearby schools listed include Delhi Public School Surat, about 500 m away according to one listing. Dumas Road also has several hospitals and malls, including Milestone Acropolis, VR Mall, Rahulraj Mall and Central Mall.

Metro and infrastructure

Surat Metro Phase 1 covers 40.35 km with 38 stations across two lines. The Red Line runs 21.61 km from Sarthana to DREAM City with 20 stations, and the Green Line runs 18.74 km from Bhesan to Saroli. Project information gives December 2027 as the expected completion for the network.

Trial runs began on 29 March 2026 on an 8.5 km viaduct between Dream City and Althan Tenement, with about 500 hours of train operation planned as part of testing. In April 2026 officials said the line would give direct access to the Surat Diamond Bourse, which is in the DREAM City area. The nearest planned Red Line stations to Dumas Road are Dream City and Convention Centre.

The Surat Diamond Bourse was inaugurated on 17 December 2023 by the Prime Minister, and DREAM City is adjacent to the Outer Ring Road.

Market data for Dumas Road puts the average rate at Rs 4,767 per sq ft as of March 2026, down 9.51%. A 4% rental yield is shown for the area, and an aggregator estimates rent for this project at Rs 29,000 to 35,000 per month.

The developer states that all its active projects carry Gujarat RERA registration. Because listings use several entity names, buyers should check the promoter named on the Gujarat RERA record for this project.

The developer's list includes a jogging and walking track, a lap pool and a kids pool, a multipurpose court, an amphitheatre, a senior citizen area, children's and infant play areas, an outdoor gym, a yoga and meditation lawn, a badminton court, a volleyball court, box cricket and a barbeque area. Listings also mention a golf course and a cricket pitch.

Security includes 24x7 guarding, CCTV and fire-fighting systems. Listings also mention EV charging facilities and landscaped greenery. The structure is RCC frame. Master bedroom floors are vitrified tile, with oil-bound distemper on the walls, and bathrooms have premium fittings, according to the specifications listed by a property portal.
