Avadh Selenic is listed as a new launch on several property pages, but the construction record shows building work has been under way since 2024. Project data on listing pages gives block progress between 0.0% and 7.69%, which places the project at an early stage as of October 2026.

The project start date on the Gujarat RERA record is 2 May 2024. Development permission from Surat Municipal Corporation is recorded as approved on 2 September 2024, and the contractor start date is listed as 1 January 2025.

Developer and approvals

The promoter is Avadh Infraspace LLP, and the project is marketed under the Avadh Group name. Avadh's portfolio page presents the project as 3, 4 and 5 BHK luxury homes in Vesu, Surat, with a plot of 58,000 sq yards and a campus of 1,40,000 sq ft.

The project is registered with the Gujarat Real Estate Regulatory Authority under RAA14066 and is recorded as a single phase. The registration number is the same across listing and project pages, so buyers can check the project directly on the GujRERA portal.

Location and surroundings

The site is on Vesu Canal Road, behind Sumeru Residency and near the Greenland Bungalows area of Vesu, in western Surat. The land parcel is 11.85 acres.

Road conditions on the corridor have drawn recent attention. A sinkhole appeared on a stretch of Vesu Canal Road that had been newly built, and Surat Municipal Corporation officials cordoned off the area and began repairs during the monsoon. Local residents said the affected stretch had been constructed only recently.

Listing pages put Surat Airport about 5 km from Vesu and Surat railway station about 13 km away.

Listed specifications include an RCC framed structure, marble flooring in living areas, modular kitchens with granite countertops, concealed plumbing and drainage, aluminium sliding windows, a fire safety system and lifts.
