Faridabad land investment plan

Bhumika Realty said on October 14, 2026, that it expects its cumulative land investment in Faridabad to exceed ₹1,000 crore by March 2027. It reported spending more than ₹550 crore on Faridabad land during the preceding 12 months. Bhumika Group chairman and managing director Uddhav Poddar said the company had acquired around 50 acres in the city and was looking to acquire more.

PTI reported that the company plans to invest a further ₹450 crore in land by March 2027. The expansion is intended to support residential, plotted and mixed-use development across multiple Faridabad sectors. No parcel-wise acquisition prices or transaction counterparties were reported.

Sector 114 township still awaiting registration

Bhumika’s planned Sector 114 plotted township was reported across 20 acres by PTI/Rediff. Moneycontrol separately quoted Poddar describing a 21-acre first plotted township. The reports describe planned plots of 200–300 square yards, with an expected ticket size of about ₹2–3 crore onwards.

The project had received a development licence but was awaiting Haryana RERA registration as of October 14, 2026. Moneycontrol reported that Bhumika planned to launch its first township within a month of that date; no exact launch date was stated. The reports do not say that bookings are open. The ₹2–3 crore figure is an expected ticket size, not a confirmed price list.

Other projects and funding

The Sector 114 township is separate from The ICON, Bhumika’s mixed-use project at Mewla Maharajpur, Sector 27A. Haryana RERA lists The ICON under registration HRERA-PKL-FBD-793-2025, approved November 27, 2025. Bhumika has a reported ₹170 crore funding arrangement with BGO for the project.

The company said The ICON had secured around one lakh square feet of retail leasing, including Lifestyle, PVR INOX, Samsung and an Apple reseller. Moneycontrol reported development potential of 7 lakh square feet for the mall and plans for 88 apartments in its residential tower. The apartments were reported at 2,650 and 2,950 square feet, with prices starting at ₹3.5 crore and delivery scheduled for 2030.

Bhumika also has a ₹500 crore platform with Blackstone-backed ASK Property Fund for plotted-development opportunities. ₹125 crore had initially been deployed in Faridabad. Poddar said the company planned three plotted townships in different parts of the city.

What the investment signals

The planned acquisitions would expand Bhumika’s Faridabad land holdings and its pipeline of plotted, residential and mixed-use projects. The company cited improving connectivity with the wider National Capital Region and ongoing infrastructure development as support for its long-term investment outlook.

For prospective buyers, the Sector 114 project’s development licence and pending RERA registration are distinct stages: the reports described the project as awaiting registration, and did not confirm that sales had opened. The investment target and announced project plans do not establish final plot prices or a market-wide price outlook.

What happens next

Bhumika’s stated target is to take cumulative Faridabad land investment above ₹1,000 crore by March 2027, including a further ₹450 crore in land investment reported by PTI. The company had also planned to launch its first plotted township within a month of October 14, 2026, subject to the project’s progress through the reported registration stage. The ICON’s reported delivery schedule is 2030.
