What happened
On its Q2 FY27 earnings call on 26 October 2026, Birla Estates said the redesign of Tower C at Birla Niyaara, Worli, would move the tower's launch into the next financial year. Management said the redesign raises net gross development value for the overall Worli land parcel by about ₹1,900 crore, while potentially reducing presales in the current year.
The original Niyaara plot was combined with a second plot acquired later from the Wadia family. That allowed floor space index from the adjacent plot to be used in Tower C. On the call, Tower C's GDV was described as rising by about ₹3,000 crore.
The numbers
- Q2 FY27 booking value: ₹298 crore, down 67% from ₹890 crore a year earlier.
- H1 FY27 bookings: ₹627 crore, down 52% from ₹1,312 crore.
- Area sold in Q2 FY27: 0.2 million sq ft, down from 0.6 million sq ft in the same period a year earlier.
- Q2 FY27 collections: ₹752 crore, up 47% year on year.
- Q2 FY27 total income from real estate operations: ₹268 crore, up 755% from ₹31 crore.
- Real estate EBITDA in Q2 FY27: ₹195 crore, compared with a loss of ₹55 crore a year earlier.
- Business development in H1 FY27: about ₹6,200 crore of new-project and GDV additions, including the Tower C redesign, Vashi and Hinjewadi.
Booking value is the company's measure of presales. Revenue recognition in real estate is spread over construction, so reported income and bookings can move in different directions in the same quarter.
What it means for home buyers
Tower C is not yet open for booking. On the call, management did not give a final launch month, pricing, apartment count or final configuration. The CFO, Keyur Shah, said the configuration is still being finalised, with larger apartments planned on higher floors and single flats on lower floors.
MD and CEO K.T. Jithendran said the company should be ready to come to market by Q2 of next year. Buyers interested in Niyaara face limited choice in the near term, since the company said remaining inventory at Niyaara is limited. At Niyaara, six apartments were sold across Towers A, B and C during the quarter.
What it means for investors and the market
Management said the deferral may weigh on reported presales and growth in FY27, and that near-term reported growth may look uneven even if long-term economics improve. The company did not give short-term presales guidance. It kept its long-term goal of ₹15,000 crore in presales by FY29, while acknowledging that FY27 presales will be lower than FY26.
One report puts analyst estimates for FY27 presales at ₹6,000 crore to ₹7,000 crore, against ₹8,000 crore previously expected. That is a single-source estimate. The company said the revised plan is expected to be accretive to profitability. An independent commentary piece read the larger GDV as a focus on higher profit per square foot rather than faster inventory turnover. That is commentary, not a company statement.
The MD said the company is prioritising project value optimisation over a smoother short-term presales profile. The Worli parcel is being redesigned rather than reduced: the timing of the Worli development changes, not its intended scale.

Location context: Worli and the Sewri–Worli connector
Worli is served by Worli Sea Face Road, Dr. Annie Besant Road and the Worli Sea Link, and by Mumbai Metro Line 3 (Aqua Line). The Sewri–Worli Elevated Connector, a 4.5 km four-lane corridor costing over ₹1,000 crore, will link the Mumbai Trans Harbour Link (Atal Setu) with the Bandra–Worli Sea Link and the under-construction Mumbai Coastal Road.
As of 6 October 2026, the Maharashtra Chief Minister said the completion deadline for the connector had been extended to 31 May 2027. The original target was September 2026. Officials are preparing to launch girders over the railway tracks in November 2026. Projected travel-time savings between Worli and Sewri are a projection, not a completed result.
