What Birla Estates announced
Birla Estates plans to build a commercial portfolio that generates more than ₹1,500 crore in annual rental income. Management said the target combines income from operating commercial assets with the first major addition, a 1.3 million sq ft commercial development in Worli.
The plan was set out on the company's Q2 FY27 earnings call. Reports of the call were published on 31 October 2026.
Management also said the commercial rental target beyond ₹1,500 crore excludes a separate 2.3 million sq ft plot in Worli, whose use has not yet been decided.
The numbers behind the target
The current commercial portfolio generates about ₹150 crore of annual rent. Management expects that figure to rise beyond ₹200 crore over time as rental premiums increase, according to K.T. Jithendran, Managing Director and CEO of Birla Estates.
- Planned commercial capital expenditure: ₹1,400 crore to ₹1,500 crore over four years.
- Funding: a combination of debt and equity. No debt-equity split has been announced.
- Existing Worli base: Birla Centurion has 0.32 million sq ft of leasable area at 100% occupancy. It contributed ₹36 crore in gross lease rental in H1 FY27 and ₹16 crore in Q2 FY27.
- Mumbai base: Birla Aurora in Prabhadevi has 0.26 million sq ft of leasable area at 100% occupancy.
- Combined leasing income: ₹71 crore in net leasing income for H1 FY27, up 21% from ₹58 crore in H1 FY26.
Worli development: status and timeline
As of the call, the Worli commercial development was in the planning and design stage. Management said approvals are expected to take about nine to 10 months, and construction about four years after that. On that schedule, approvals would be expected around mid-2027, with construction running into the early 2030s.
Spending begins in the current financial year on design work, approval applications and FSI premium payments. Construction starts only after approvals.
The development is linked to the broader Niyaara landholding in Worli. Management said it combined the original Niyaara plot with a plot acquired later from the Wadia group.
Century Bhavan and other land
Management separately said the Century Bhavan redevelopment in Worli could add ₹400 crore to ₹450 crore a year in rent, subject to that redevelopment proceeding. No redevelopment timeline, capital expenditure figure or final approval for that project has been announced.
Management also said it is evaluating auctions for mixed-use and focused land parcels in prime Mumbai and NCR locations. No specific parcel, acquisition cost, development area or expected rent has been identified.
Link to the Niyaara residential project
The Worli commercial plan sits alongside Birla Niyaara, a residential project in Worli. Birla Estates said the redesign of Tower C adds ₹3,000 crore to the gross development value (GDV) of Tower C and ₹1,900 crore on a net basis for the full Worli land parcel.
The redesign moves the Tower C launch to Q2 FY28, so the change may affect current pre-sales. At Niyaara, 401 of 413 units in Tower A and 119 of 148 units in Tower B have been sold, according to the same reports.
The commercial rental target is separate from residential sales. It is based on a completed commercial portfolio, not on home sales or possession-based accounting.
Worli market context
Metro Line 3 Phase 2 opened on 9 May 2025. It runs 9.6 km between Bandra Kurla Complex (BKC) and Acharya Atre Chowk in Worli. The trip from BKC to Worli takes just over 15 minutes, with trains every six minutes and 20 seconds. The proposed Sewri–Worli Elevated Connector is scheduled for completion in early 2027.
Citywide office vacancy in Mumbai fell to 10.8%, the lowest in sixteen years and below the national benchmark of about 15%. Vacancy in the Worli–Prabhadevi micro-market fell to 8%.
Grade A office rents in Worli range from ₹456 to ₹661 per sq ft per month on carpet area, compared with ₹380 to ₹608 in BKC. Commentators have noted that smaller Grade A units of around 3,000 sq ft remain scarce.
What it means for buyers, investors and the market
For homebuyers, the rental target does not change the terms of residential sales in Worli. The Tower C launch timing and pre-sales may be affected by the redesign.
For investors, the plan shows Birla Estates moving toward recurring rental income. Management described the commercial portfolio as a hedge against a possible reversal in the residential cycle.
The target is large. Reaching it means rising from about ₹150 crore of current rent to more than ₹1,500 crore within a four-year construction window. Market commentary has questioned whether current absorption rates can support that scale of expansion in that time. Management has not answered that question directly.
Company guidance for FY27 pre-sales is below ₹8,000 crore, while the reaffirmed target is ₹15,000 crore of pre-sales by FY29. The company also reported a CARE outlook revision for Birla Estates Private Limited from AA Stable to AA Positive.
What comes next

- Niyaara Tower C launch: moved to Q2 FY28.
- Hinjewadi, Pune launch: targeted for Q4 FY28.
