Project Overview

Birla Estates Private Limited, a wholly owned subsidiary of Aditya Birla Real Estate Limited, is stepping into Navi Mumbai's redevelopment market with a Vashi housing project that is expected to generate approximately ₹2,600 crore in revenue. The project involves the redevelopment of Shiv Sai Co-operative Housing Society in Vashi. The redevelopment is undertaken jointly with an affiliate of Priyanka Group, a reputed developer in Navi Mumbai.

The project will come up across about 3.06 acres, or 12,382 square metres, and will include premium and luxury residences. With premium 2, 3 and 4 BHK configurations planned across the land parcel, the development is positioned to offer a refined residential experience in one of Navi Mumbai's established locations.

Location & Connectivity

The location gives it access to the Sion-Panvel Highway and Vashi railway station, while the upcoming Navi Mumbai International Airport is expected to further improve connectivity. The upcoming Gold Line metro, proposed to connect Chhatrapati Shivaji Maharaj International Airport (CSMIA) and Navi Mumbai International Airport (NMIA) via Vashi, is expected to further strengthen the location's connectivity profile.

Vashi Station on the Harbour Line connects directly to CST in about 45 minutes and to Panvel in 30 minutes. Atal Setu (MTHL) has collapsed Vashi-to-Sewri travel to under 25 minutes, opening South Mumbai workplaces to Vashi residents.

Possession & RERA Status

The project is currently in the early stages of development, with the launch announced in August 2026. Possession is expected around December 2030, subject to official confirmation. The RERA-registered development seamlessly blends luxury and practicality.

Market Context: Vashi's Appeal

Vashi has long been recognised as an important residential and commercial hub of Navi Mumbai. Over the years, the area has developed a strong social infrastructure, good road connectivity, established markets and convenient access to important parts of Mumbai and Navi Mumbai. Vashi already has railway connectivity, major roads, schools, hospitals, shopping centres, employment access and a mature residential ecosystem.

Navi Mumbai has been attracting growing interest from national developers as infrastructure upgrades continue across the region. The phased operationalisation of Navi Mumbai International Airport and ongoing improvements in regional connectivity have strengthened the city's long-term growth outlook.

Birla Estates' Strategy

This is Birla Estates' first entry into Navi Mumbai and is expected to generate approximately ₹2,600 crore in revenue. Its redevelopment activity had so far been concentrated in Mumbai's western suburbs, and the entry into Navi Mumbai points to a broader MMR strategy. As land in South, Central, and prime suburban Mumbai becomes harder to secure, financially strong developers are increasingly looking at satellite markets such as Navi Mumbai, Thane, and the extended suburbs to support long-term growth.

For Birla Estates, the project provides an opportunity to tap into redevelopment demand in an established location where the availability of large development parcels is limited.
