What was reported
In October 2026, BPTP Limited reported that it had sold about 150 apartments at SkyNest, its luxury project in Sector 80, Greater Faridabad (Neharpar), with a combined value of roughly ₹750 crore. The developer credits the project with an average ticket size of around ₹5 crore per home.
The ₹750 crore figure is the developer's own reported sales value. It is not evidence that this amount has been collected in cash. It is also not clear from the reporting whether the 150 units have been conveyed or only booked.
The HRERA complaint
HRERA Panchkula recorded a representation-cum-complaint against BPTP Limited at its meeting on 29 July 2026. The representation was filed by allottees of Discovery Park, an older BPTP project in Sector 80, Faridabad, which is registered with HRERA under No. 297 of 2017 for about 10.74 acres.
The complainants allege that the land used for SkyNest forms part of the larger area originally licensed for Discovery Park. They say revised building plans dated 5 March 2026 were obtained without the consent of two-thirds of the relevant existing allottees, which they argue the law requires. The complaint invokes Section 14 of the Real Estate (Regulation and Development) Act, 2016, and refers to a DTCP Haryana public notice on changes to approved building plans.
The complainants also say schools, remaining towers and common amenities promised in the original 2012 layout have not been delivered. The original licence, No. 44 of 2008, covers a 16.331-acre group housing colony, and building plans approved on 27 June 2012 envisaged 12 residential towers, EWS housing, schools, a shopping complex and a clubhouse across that area.
HRERA has not ruled on the merits. The proceedings reviewed do not establish that BPTP committed fraud in connection with SkyNest or Discovery Park.
Acreage and unit figures that do not match
The published figures for the land do not reconcile. The complaint records Discovery Park as registered over 10.74 acres and SkyNest over 5.931 acres, which together exceed the 5.591 acres left after subtracting 10.74 from the 16.331-acre licence. Launch coverage describes SkyNest as built on 5.4 acres. A third-party listing gives 18.54 acres, which is not consistent with the other figures.
The unit count also varies. Launch coverage lists 325 apartments across two towers, while an August 2026 award announcement refers to 504 units. Against 150 reported sales, that is about 46% of 325 units or about 30% of 504 units. The difference matters for buyers because it changes how much of the project has been sold.
SkyNest project details
SkyNest Towers is registered as HRERA-PKL-FBD-881-2026, dated 9 April 2026. The developer's project page lists its status as New Launch. The project is described as two twin towers of G+44 floors (about 150 metres), with 3 BHK and 4 BHK apartments ranging from 3,185 to 3,856 sq ft. The starting price on the developer page is ₹4.48 crore onwards.
Launch coverage cites an estimated gross development value of ₹1,800 crore. This is a projection made at launch, not revenue and not an audited cost. Marketing material lists a clubhouse, swimming pool, gym, children's play area and landscaped green areas. These are developer claims and have not been independently checked.
Developer's response and awards
BPTP has not publicly addressed the specific Discovery Park representation in its October sales announcements. The company cites two 2026 awards for SkyNest: the ET NOW Realty Conclave & Awards 2026 in June 2026, for 'Landmark High-Rise Development of the Year', and the Times Realty & Infrastructure Conclave 2026 in August 2026, for 'Premium High-Rise Development of the Year'.
BPTP Limited was incorporated in Faridabad in 2003. Its flagship township is Parklands in Faridabad, and it has projects in Gurugram, including Amstoria and Astaire Gardens. No court has convicted BPTP Limited, its managing director Kabul Chawla, or any director of criminal fraud in the matters described here.
What it means for buyers and investors
For prospective SkyNest buyers, the key open question is title and layout. The complaint says part of the SkyNest land may fall within the licensed area of Discovery Park, and that the 2026 revised plans lacked the required allottee consent. Until HRERA or another competent authority decides these points, the ₹750 crore headline should be read as the developer's claim.
For existing Discovery Park owners, the complaint raises questions about shared land, promised schools and common amenities, and power and basic services. Investors should note that the sales figure, the unit count and the gross development value are all unaudited, and that they are reported in different ways across coverage.
What happens next
The regulator directed its office to send the complaint to BPTP by email and registered post and required the company to file a reply at least one week before the next hearing. The matter was adjourned to 9 September 2026 and then to 16 September 2026. A later cause list reportedly shows 14 October 2026, but no substantive order for that date has been reported. The next hearing date and the final decision are still to be announced.
Neharpar's road links are also changing. The DND–KMP stretch from Sector 65 to Sohna opened in 2023, and the remaining 9 km from Mithapur to DND opened on 23 August 2026. The Faridabad–Noida–Ghaziabad (FNG) Expressway is planned to serve Faridabad Sectors 66 to 89, but no opening date has been set.
