Brigade Group in a statement announced the launch of Brigade Barcelona in Neopolis, Kokapet, with a revenue potential of over Rs 2,700 crore. The single-tower luxury project by Brigade Enterprises Limited is located on Plot no 20, Neopolis Phase III, Survey numbers 239 and 240, Kokapet village, Gandipet mandal, Rangareddy district, spanning approximately 4.04 acres.

The project is registered with the Telangana Real Estate Regulatory Authority under registration number P02400011156, granted on 22 August 2026 and valid from 27 July 2026 to 27 July 2031. It is approved by the Hyderabad Metropolitan Development Authority under plan approval number 2348/HMDA/SWBP/2026, dated 27 July 2026, with a proposed date of completion of 27 July 2031.

Possession Timeline

Pre-launch booking opened on 25 June 2026, with official launch on 27 July 2026. The proposed date of completion is 27 July 2031 as approved by the competent authority.

Neopolis is a well-planned urban layout developed by the Hyderabad Metropolitan Development Authority (HMDA), specifically designed to promote high-rise residential living along with supporting commercial infrastructure.

The location enjoys seamless connectivity to the Financial District, Gachibowli, ORR (Outer Ring Road), and key employment hubs. The project is located very close to major IT parks such as Caliber Technologies Private Limited, Irtiqa Hub, Telezer Technologies, HITEC City, and the Financial District.

The futuristic infrastructure includes 36-metre and 45-metre-wide roads, eight-lane and six-lane carriageway internal roads. The land use is classified as a 'Multiple Use Zone' for commercial, residential, retail and entertainment with no restrictions on floor space index (FSI).

Infrastructure and Metro Connectivity

In June 2026, the Supreme Court cleared the last petitions blocking Hyderabad Metro Phase 2, and one of the eight new corridors runs straight into Neopolis, Kokapet. Hyderabad Metro Phase 2A's Corridor V runs 11.6 km from Raidurg through the Financial District and Gachibowli into Neopolis, Kokapet. The Detailed Project Report has been submitted, the Centre has given in-principle approval for 50:50 funding, and construction is slated to begin through 2026, with services targeted around the end of the decade.

Market Context

Kokapet has become Hyderabad's highest-value western residential address, driven by proximity to the Financial District and Gachibowli employment cluster and by the auction values the Telangana government has realised on Neopolis plots. Investors and real estate developers from Mumbai, Bengaluru, Chennai, and Hyderabad actively participated in the bidding sessions for Neopolis land. While some industry insiders expressed concern over high land values, officials asserted that HMDA's rates are lower than the prevailing market rates in Kokapet and its vicinity.
