What happened

Brigade Enterprises Ltd announced its results for the second quarter of FY27 on Thursday, October 29, 2026. The Board of Directors approved the unaudited consolidated and standalone results for the quarter and the half-year ended September 30, 2026.

Consolidated net profit rose to ₹218.82 crore from ₹170.28 crore in the same quarter last year. Reports in the financial press put the increase at between 28% and 29%; the rupee figures give a rise of about 28.5%. Total income fell 12.6% to about ₹1,250 crore from about ₹1,430 crore. Operating revenue, a different measure, was reported at ₹1,196.36 crore against ₹1,383.37 crore.

The company's EBITDA rose 27.5% to ₹478 crore from ₹375 crore. Basic earnings per share for the quarter were ₹5.94.

Sales and launches

Property sales in the quarter were worth ₹1,827 crore, covering about 1.3 million sq ft. Measured against the second quarter of FY26, when sales were ₹2,034 crore across 1.90 million sq ft, sales value fell about 10% and sales volume fell about 32%.

During the quarter the company launched projects covering 2.4 million sq ft, with an estimated gross development value of about ₹3,000 crore.

The gap between falling revenue and rising profit is partly a matter of accounting. Real estate revenue is recognised when a project is handed over, not when a flat is sold. Sales booked in this quarter will therefore show up in revenue as projects are completed.

What management said

Managing Director Pavitra Shankar said residential remains the growth engine, supported by steady demand and a strong project pipeline. He said buyers increasingly weigh quality, location, larger homes and better amenities, and that demand is resilient in the mid and premium segments. He also said the festive period strengthened customer engagement in both residential and retail businesses.

What it means for home buyers

The company says customers are prioritising quality, location, larger homes and amenities. For buyers, the quarter shows lower sales volume and value than a year earlier, which the company attributes to the timing of launches and the mix of projects sold. Buyers considering a Brigade project should check the specific project's approvals, possession timeline and payment schedule directly with the developer, as these were not part of the quarterly results.

What it means for investors and the market

Commercial paper with an aggregate maturity value of ₹200 crore was allotted in the quarter. The latest issue matures in September 2027.

Two new subsidiaries were incorporated, Celebrations Property and Tetrarch Estates. Industry commentary reads the additions as a sign of continued focus on land acquisition and the project pipeline.

The company's main open legal matters are the Chennai residential project's revoked Environmental Clearance, a property tax demand against subsidiary Brigade Hotel Ventures Ltd covering more than a decade, and matters arising from an Income Tax Department survey conducted in December 2025.
